AMSTERDAM, Aug. 31, 2026 — DHS Real Estate Investment Management and EuroZaken Investeringen have acquired a logistics development site at Rucphensebaan 77 in Roosendaal, the Netherlands, from Van der Zeeuw Project Development. The transaction adds a 13,359 m² plot to the buyers' portfolio and sets the stage for the construction of a multi-tenant warehouse of over 8,500 m² in one of West Brabant's established logistics corridors. ON Real Estate advised the buyers, while PFRE represented the seller.

Site and Development Details

The development site at Rucphensebaan 77, 4706 PH Roosendaal, will accommodate a logistics warehouse subdivided into multiple units, targeting occupiers that require flexible, modern distribution space. The planned facility will include 78 on-site parking spaces and is designed to meet BREEAM Excellent certification standards, reflecting current occupier and investor demand for ESG-compliant industrial assets.

Construction has already begun, with project completion expected around mid-2027. A municipal planning permit application — filed under the designation "Projectontwikkeling Rucphensebaan 77 Roosendaal" — confirms the site's approved use for the new logistics scheme.

Location and Regional Infrastructure

Roosendaal sits within the West Brabant logistics belt, a corridor that connects Rotterdam, Antwerp, Breda, and Moerdijk via the A17 and A58 motorway network. The location supports both regional and cross-border distribution activity, positioning the planned facility to serve occupiers operating across the Benelux region.

West Brabant is recognized among the major Dutch logistics nodes alongside Rotterdam, Amsterdam/Schiphol, Tilburg–Waalwijk, Venlo, and Eindhoven. While it functions as a secondary hub relative to those primary markets, the corridor has seen steady rent growth and constrained supply of modern stock, characteristics that have drawn investors seeking alternatives to the most competitive prime locations.

Dutch Logistics Market Context

The Roosendaal acquisition comes as the Dutch logistics market navigates a shift from years of acute undersupply toward a more balanced environment. National logistics vacancy, which had held below 3% for an extended period, moved to approximately 6.6–6.8% in the first quarter of 2026 as a wave of speculative completions reached the market. Despite the headline increase, demand has remained active: occupier take-up across logistics and industrial reached roughly 833,000 m² in Q1 2026, up approximately 10.5% year-on-year.

Market observers note a widening divergence between asset classes within that vacancy figure. Modern, well-located warehouses in established hubs are reporting vacancy in the range of 0–3%, while older stock — particularly buildings constructed before 2000 — is carrying vacancy above 8% in some submarkets. That dynamic underpins the emphasis on BREEAM Excellent certification and contemporary dock configurations in new developments such as the Roosendaal scheme.

On the investment side, logistics assets in the Netherlands attracted approximately €528 million in the second quarter of 2026, with prime net initial yields for top-tier assets at around 4.70%, reflecting continued but selective investor appetite for core and core-plus logistics product.
