AMSTERDAM, May 20, 2026DHS Real Estate Investment Management and partner Baltisse have revealed plans for a logistics and warehouse real estate development at Mijkenbroek 22 in Breda, Netherlands, the Amsterdam-based investment manager announced. The scheme will deliver approximately 19,300 square meters of warehouse space and is expected to reach completion in the fourth quarter of 2027.

Real Estate Acquisition Sets Stage for Breda Logistics Development

The acquisition of the Mijkenbroek 22 site by DHS Real Estate Investment Management and Baltisse Real Estate precedes a development program designed to serve regional, national, and cross-border distribution users. The property is situated in Breda, in the Netherlands, within reach of the ports of Rotterdam and Antwerp, as well as consumer and industrial markets across the broader Brabant logistics region, according to the firm's announcement.

Warehouse Real Estate Specifications and Configuration

According to DHS Real Estate Investment Management, the planned scheme at Mijkenbroek 22 will include 19,300 square meters of warehouse space and 1,500 square meters of office space, along with 128 car parking spaces. The development will be configured for multi-tenant occupancy, divisible into one, two, or three units — comprising two units of 4,230 square meters each and one unit of 10,865 square meters — providing flexibility for a range of occupier requirements.

The project will feature 18 loading docks and three overhead doors, a floor load capacity of five tonnes per square meter, and what the firm describes as sufficient power availability. DHS Real Estate Investment Management has set a BREEAM Excellent sustainability target for the development. Financial terms of the acquisition, development budget, and pre-leasing status were not disclosed.
