GRANBURY, Texas — Dunhill Partners has acquired Granbury Lakeside Center, a 72,551-square-foot shopping center located at 1420 E. U.S. Highway 377 in Granbury, Texas, the firm announced Aug. 28.

The property is 100% occupied and was fully redeveloped in 2019. It sits along U.S. Highway 377, the area's primary commercial corridor, where cumulative traffic counts exceed 37,000 vehicles per day. The center is approximately 36 miles from downtown Fort Worth.

Tenant Mix and Property Profile

Granbury Lakeside Center is home to a mix of national and regional tenants, including HomeGoods, Ulta Beauty, Five Below, Cavender's, America's Best Contacts & Eyeglasses, Aaron's, Luxury Nail Bar, and Tee Time Granbury. The surrounding trade area includes major national retailers such as Walmart, Lowe's, Home Depot, Kroger, and H-E-B.

The property operates predominantly under triple-net lease structures, which place most operating expenses on tenants rather than the landlord. Dunhill Partners cited limited near-term capital requirements and below-market in-place rents as additional attributes of the acquisition.

Broader Texas Retail Strategy

The Granbury acquisition adds to a series of Texas retail purchases Dunhill Partners has made in recent periods. In January 2026, the firm announced the acquisitions of Northpark Village in Lubbock, a 70,479-square-foot fully leased shopping center, and Commerce Square in Brownwood, a 150,459-square-foot center. Dunhill Partners' management platform oversees approximately 5 million square feet of retail properties.

The triple-net lease structure and full occupancy at Granbury Lakeside Center are characteristics that support more predictable cash flow, a quality that has drawn investor interest to stabilized retail assets in growing suburban markets. The property's location within a dense national retail corridor reinforces the income stability profile Dunhill Partners highlighted in its announcement.
