DALLAS, Texas (Oct. 22, 2026) – Dallas-based Younger Partners Investments (YPI) and Terrell Younger LLC acquired Crossroads at Terrell, a fully leased, 260,876-square-foot power center at Interstate 20 and Spur 557 in Terrell, Texas, the firm announced. The transaction closed on Oct. 21.

Younger Partners Co-Managing Partners Kathy Permenter and Moody Younger represented the buyers. Institutional Property Advisors (IPA) Executive Managing Director Investments Philip Levy and Marcus & Millichap Senior Vice President Investments and Associate Director of the National Retail Group Chris Gainey represented the seller, RealtyLink, LLC.

Crossroads at Terrell Property Details

Crossroads at Terrell sits on 29 acres in Terrell, roughly 30 miles east of Dallas. The center was built between 2019 and 2024 and is 100% leased. The property is located at 1260 FM 148 and is adjacent to an existing Buc-ee's.

The tenant roster includes Academy Sports + Outdoors, Hobby Lobby, Marshalls, Bealls, Ross Dress for Less, Petco, Ulta Beauty, Five Below, Buffalo Wild Wings, Film Alley and Rack Room Shoes, among other retailers.

The location between I-20 and Spur 557, the US-80 and I-20 connector, provides visibility and access to more than 61,000 vehicles per day, Ashford said.

Financing Arranged by Institutional Property Advisors

IPA Senior Managing Director Capital Markets Adam Mengacci and Associate Director Travis Headapohl arranged acquisition financing for the buyers. The capital stack comprises a senior loan from a regional bank and a preferred equity investment from a national REIT.

"The transaction received interest from several parties seeking to invest debt and equity capital into a newly built Class A power center located in a thriving suburban market with strong demographics," Mengacci said. "This property checked all the boxes for YPI's acquisition model given the stable rent roll and thriving local economy."

Levy said the property's fundamentals, tenant mix and location in one of the fastest-growing areas of the Dallas-Fort Worth metroplex made it an attractive investment. "The transaction reflects the continued demand for well-positioned, institutional-quality retail assets throughout North Texas," he said.

Buyer's Investment Rationale

YPI Managing Director Micah Ashford said the property works with current financing based on rent growth, stabilized occupancy and expense control. "Crossroads at Terrell works with today's financing based on rent growth, stabilized occupancy and controlling expenses," he said. "Everything else is upside."

He said YPI began pursuing the property after reviewing Placer.ai data showing the destination ranked third among the state's most visited retail destinations in 2025. Ashford described the acquisition as an addition to YPI's earlier purchase this year of Presidio Junction, which ranked fourth.

Kaufman County Growth and Terrell Development Pipeline

Permenter said the center benefits from its location along I-20 in one of the fastest-growing retail corridors. Kaufman County is the fastest-growing county in Texas and the third-fastest in the U.S., according to recent U.S. Census Bureau data cited in the announcement.

"The county's growth is fueled by continued residential and commercial development," Permenter said. "The region's population of around 123k within a 10-mile radius is projected to grow by 41% to almost 173k by 2030."

Development in Terrell includes the 1,100-acre master-planned mixed-use Arboretum Estates; Terra Nova Village, a $3 billion, approximately 50-acre master-planned community; a planned 120-acre, 1 million-square-foot Amazon Distribution Center; a 110-acre Flexential data center campus; and the existing 240-unit Heather Lane and Tiffany Square Townhomes multifamily community.

Younger Partners Investments Retail Portfolio

YPI acquired its first retail asset in 2021. Its portfolio has since grown to more than 1.5 million square feet, including 380 Towne Crossing, Heath Town Center, Longview Towne Crossing, Midlothian Towne Crossing, Presidio Junction and Artisan Circle.

The Crossroads at Terrell acquisition adds a larger power-center format with national anchors to the YPI portfolio. Combined with the center's full occupancy and recent construction, the transaction reflects continued investor interest in newer, fully leased retail assets in growing North Texas submarkets.
