Multifamily and build-to-rent developer Embrey Partners Partners has appointed Mark Johnson as executive vice president to lead its Dallas-Fort Worth development team, the San Antonio-based firm announced July 20.

Johnson will work with Embrey Partners' investment team to source and capitalize projects across North Texas. He reports to chief development officer Jimmy McCloskey, who is based at the firm's San Antonio headquarters.

Johnson's Background in Texas and Multi-Market Development

Before joining Embrey Partners, Johnson spent nearly two years at Dallas-based Price Partners, where he oversaw development projects in Kansas City, Colorado and Texas. Prior to that role, he worked at GenCap Partners, which has been active in Dallas-Fort Worth multifamily and mixed-use development.

Johnson's experience across multiple growth markets, combined with established local relationships in the DFW submarket, positions him to navigate entitlement processes, source new sites and structure capital partnerships as Embrey Partners advances its North Texas pipeline.

Embrey Partners' Expanding North Texas Pipeline

The appointment coincides with Embrey Partners moving several North Texas projects from land acquisition and entitlement into active development and construction phases. The firm has multiple build-to-rent and single-family rental communities planned or underway in Fort Worth, including Collection Hunter Crossroads, a 232-home build-to-rent project on approximately 22 acres in the Alliance Business Corridor in northwest Fort Worth, and Collection Champions Circle, a 276-unit single-family rental community on a 22.9-acre site in Fort Worth featuring one-, two- and three-bedroom duplex-style homes with amenities including a pool and clubhouse.

A build-to-rent development near Avondale in Fort Worth comprising 116 duplex units carries an estimated construction cost of $42 million. Embrey Partners has also announced plans for a second rental-home community in North Fort Worth near U.S. Highway 287, underscoring a multi-project presence in the region rather than a single-asset play.

The firm's North Texas projects are designed to serve renters seeking more space and privacy than a traditional multifamily unit, with duplex-style homes and amenity packages positioned between Class A apartment communities and entry-level for-sale housing.

DFW Market Conditions Driving Demand for Local Leadership

The Dallas-Fort Worth metro continues to record above-average population and job growth, particularly in the North Fort Worth and Alliance Business Corridor submarkets, where logistics, industrial and corporate expansion has driven demand for nearby housing. Persistent housing affordability pressures and elevated mortgage rates have kept a larger share of households in the rental pool, supporting institutional and private interest in single-family rental and build-to-rent product.

The Alliance corridor has attracted multiple institutional build-to-rent sponsors drawn by proximity to major job centers, available greenfield land, and family-oriented demographics. Creating a dedicated DFW development leadership role gives the firm on-the-ground capacity to respond to site opportunities and local municipal processes more quickly than remote management from San Antonio would allow.

While the broader DFW multifamily market has absorbed significant new supply over the past cycle, build-to-rent and single-family rental communities remain comparatively undersupplied relative to demand from families and renters seeking additional space, particularly in suburban corridors such as North Fort Worth.
