Jakob Fyrberg on Growth in Skåne and Östergötland
"Emilshus fortsätter att växa i hög takt med högavkastande fastigheter uthyrda till stabila hyresgäster. Genom dessa affärer ökar vi bestånden i våra prioriterade tillväxtregioner Skåne och Östergötland", said Jakob Fyrberg, CEO of Emilshus. In English, the statement describes Emilshus as continuing to grow at a high pace with high-yielding properties let to stable tenants, and says the deals increase its holdings in its priority growth regions of Skåne and Östergötland.
Portfolio Metrics Compared With Emilshus's Broader Holdings
The acquired portfolio's 98% economic occupancy compares with a companywide figure of 95%, while its 4.6-year average remaining lease term compares with 5.1 years across Emilshus's portfolio for the first half of 2026.
At June 30, 2026, Emilshus's portfolio comprised approximately 260 properties and 1.256 million square meters of lettable area, with light industrial and big-box and grocery retail among its principal segments. The newly acquired area represents about 2.3% of that total.
Recent Emilshus Financial Performance
For January through June 2026, Emilshus reported rental income of SEK 545 million, up 31% year over year. Profit from property management rose 27% to SEK 241 million, and operating cash flow increased 25% to SEK 221 million. At March 31, 2026, the portfolio included 251 properties with 1.226 million square meters of lettable area and a property value of SEK 13.064 billion, leased to 927 tenants under 1,064 leases. Emilshus's forecast for 2026 profit from property management is SEK 495 million, incorporating the current portfolio and announced acquisitions.
Market Implications
The acquisitions add scale in two regions Emilshus has designated as priorities. The portfolio's high occupancy and recognizable tenants support current income, while its 4.6-year average lease term, shorter than the companywide figure, means lease renewals will factor into future performance. Concentrating five properties in Linköping may offer operating efficiencies within an established regional cluster.
