Logian and logistics services company Logitri Oy have signed a 15-year lease extension for the logistics premises Logitri uses in Tuusula, Finland, the companies announced Oct. 13, 2026. The agreement covers approximately 32,000 square meters (about 344,445 square feet) of modern logistics space.

Logian Lease Extension Details

The extension applies to two logistics properties in Högberginhaara, Tuusula, that Logian acquired in 2024 and that Logitri occupies. The assets include Högberginhaara 10 and are fully leased to Logitri. The buildings were completed in 2018 and 2019.

The properties sit about 3 kilometers northeast of Helsinki-Vantaa Airport. According to the announcement, they are a key part of Logitri's operating environment and host large-scale logistics operations. The agreement runs for 15 years, extending the tenancy to roughly 2041.

Logian is a joint venture between Finnish pension investor Keva and Mrec Investment Management Oy, which manages the platform. Logian said a long lease supports its goal of building lasting partnerships with property occupiers and developing the premises together with them in line with their business needs. The companies said the new agreement demonstrates mutual trust and commitment, even in a challenging market environment.

Comments From Logian's Manager and Logitri's CEO

"A long extension shows that both the property owner and the occupier are looking far into the future. It is important for us to be able to offer our customers premises that support their operations and growth for years to come," said Elsi Luhtanen, Partner at Mrec Investment Management Oy, which manages Logian.

Jarno Hanhinen, CEO of Logitri, said: "It is important for us that the premises we use enable efficient logistics while advancing our sustainability goals. The agreement and our well-functioning cooperation with Logian give us a stable foundation to continue developing our operations and meeting our customers' needs in the future."

Shared Sustainability Goals

Logitri provides outsourced logistics services, including warehousing, transport, intralogistics and value-added services. The company describes itself as a pioneer in the electrification of heavy transport, and its fleet currently includes 30 electric trucks.

The Högberginhaara properties are LEED Gold certified and rated in energy class A. They use solar energy and battery storage solutions. The companies said they share sustainability goals and a view that the logistics of the future will be built on well-functioning locations, fit-for-purpose premises and sustainable solutions.

Helsinki Logistics Market Context

The extension comes as new logistics supply has entered the Helsinki region. Approximately 455,000 square meters of new logistics space was completed in the region during 2024 and 2025, including major projects in Tuusula, Hyvinkää and Järvenpää, and another 68,000 square meters was under construction as of early 2026. Cushman & Wakefield reported that modern premises in sought-after locations were experiencing low vacancy and that demand remained resilient.

JLL reported prime Helsinki logistics rents of €9.50 per square meter per month in the first quarter of 2026 and a prime logistics yield of 5.20%, after a further 5-basis-point compression. At that benchmark rent, 32,000 square meters would imply annual gross rent of roughly €3.65 million; the figure is an indicative market comparison and not the contractual rent under the Logitri lease.

Investment activity in the sector has also risen. Finnish industrial and logistics investment totaled €199 million in the second quarter of 2026, up 29% year over year, and first-half volume reached €803 million, already exceeding the full-year 2025 total. Foreign investors accounted for 78% of Finnish investment volume in trailing market data reported by CBRE.

Implications for Logian and Logitri

The agreement is a lease retention rather than a new letting. For Logian, the extension secures a fully occupied, modern logistics asset with a long lease term, reducing near-term vacancy and reletting risk. For Logitri, it provides operational certainty at a location near Helsinki-Vantaa Airport in a market where modern logistics space in sought-after locations remains in demand.
