Emilshus Raises SEK 360 Million Through Directed Preferred Share Issuance
Emilshus, the Swedish commercial real estate company focused on light-industrial properties, announced on June 9, 2026, that it had completed a directed new issue of 12 million preferred shares, raising SEK 360 million in fresh equity capital.
Terms of the Directed Preferred Share Issuance
The directed new issue — described in Swedish regulatory filings as a riktad nyemission av preferensaktier — was announced in two stages on June 9, 2026. Emilshus first disclosed its intention to carry out a directed new issue of approximately 10 million preferred shares, before later that same day confirming the final terms: 12 million preferred shares issued, generating proceeds of SEK 360 million, implying an issue price of SEK 30 per preferred share.
The preferred share structure differs from the company's previous equity raise in May 2025, when Emilshus completed a directed new issue of 12 million B-shares that raised SEK 546 million.
Emilshus has reported multiple changes in the number of shares and votes across 2025 and 2026, reflecting ongoing use of both B-shares and preferred shares to manage its capital structure alongside growth activity.
Acquisition Activity
The preferred share raise comes against a backdrop of significant acquisition activity. In the first months of 2026, Emilshus announced three separate portfolio transactions:
- On January 30, 2026, the company acquired five light-industrial properties for SEK 336 million.
- On April 1, 2026, it acquired four light-industrial properties for SEK 217 million.
- On April 20, 2026, it acquired ten light-industrial properties for SEK 614 million.
Activity in 2025 included: 14 light-industrial properties acquired for SEK 379 million in December 2025; light-industrial assets acquired for SEK 397 million in June 2025; properties in Norrköping for SEK 240 million in October 2025; properties in Skåne for SEK 1.4 billion in April 2025; and properties in Halmstad for SEK 520 million in February 2025.
Broader Capital Structure
The preferred share issuance is one component of Emilshus' broader financing activity. In February 2025, the company issued senior unsecured green bonds, and in March 2025 it published a bond prospectus and applied for the listing of those green bonds on Nasdaq Stockholm. The company has also called early redemption of earlier bond tranches on multiple occasions. In May 2025, Emilshus raised its full-year 2025 earnings forecast. The company's 2025 annual report was released in March 2026.
Emilshus has not disclosed in the reviewed press releases how the SEK 360 million in preferred share proceeds will be allocated, nor has it provided a target loan-to-value ratio in the materials reviewed.
