EQT Real Estate Acquires 2.4 Million-Square-Foot Industrial Real Estate Portfolio Across Southeast U.S.

June 10, 2026 — EQT Real Estate announced the acquisition of a 2.4 million-square-foot logistics portfolio across three markets in the Southeast United States. The transaction was executed through the EQT Real Estate Industrial Value Fund VI and adds three fully leased Class A industrial buildings in Savannah, Georgia, and Jacksonville and Lakeland, Florida, to the firm's U.S. holdings.
The seller was a Brookfield Properties affiliate. John Huguenard, Trent Agnew, and Will McCormack of JLL advised the seller in the transaction. Financial terms were not disclosed.
Portfolio Overview: Three Industrial Real Estate Assets in Key Logistics Markets
The three-building portfolio totals 2.4 million square feet and was built to modern logistics specifications, including cross-dock layouts, large building footprints, and clear heights designed to support efficient movement of goods. All three assets are fully leased to what the firm described as "blue-chip" tenants.
The Savannah asset is located approximately five miles from the Port of Savannah, one of the busiest container ports in the United States. The Port of Savannah handled 5.7 million TEUs in 2025, its second-busiest year on record, according to the announcement. The Jacksonville building benefits from proximity to JAXPORT and regional road networks; JAXPORT moved more than 10 million tons of cargo in 2025. The Lakeland asset sits along the I-4 corridor between Tampa and Orlando, a position the firm described as a key location for serving Florida's consumer base.
Each property is described as a Class A industrial building with strong access to critical transportation infrastructure. The firm did not disclose individual building sizes, year of construction, weighted average lease terms, or tenant identities.
EQT Real Estate's Industrial Strategy and the Value Fund VI Vehicle
The acquisition was made through the EQT Real Estate Industrial Value Fund VI. EQT Real Estate manages approximately $59 billion in gross asset value and owns and operates more than 2,000 properties totaling over 450 million square feet globally, with more than 400 professionals across 50 locations, according to the firm.

The three markets represented in the portfolio — Savannah, Jacksonville, and Lakeland — each occupy distinct roles in the Southeast's logistics network. The Port of Savannah's 5.7 million TEU volume in 2025 and JAXPORT's more than 10 million tons of cargo in the same period underscore the scale of freight activity near these assets. EQT Real Estate cited population growth, expanding port activity, and supply chain modernization as the primary demand drivers for the region.
EQT Real Estate said it plans to deploy an active management approach across the portfolio to support long-term performance, operational quality, and resilience for current and future occupiers.

The transaction was brokered on the sell side by JLL, with John Huguenard, Trent Agnew, and Will McCormack representing the seller, identified as a Brookfield affiliate. No buyer-side advisors were named in the announcement. The deal was announced June 10, 2026.
