EQT Real Estate Sells 805-Home Flemingsberg Rental Development to Acer Bostad

EQT Real Estate has completed the sale of 417 rental homes in Flemingsberg, Greater Stockholm, to Acer Bostad and agreed the sale of a further 388 homes currently under construction, EQT announced on October 8, 2026. The EQT Real Estate II fund was the seller. The development comprises 805 rental homes with a total lettable area of approximately 27,500 square meters, and the remaining homes are expected to be completed in 2027.

EQT Real Estate Exits Campus Flemingsberg Development

The complex, known as Blick, is located in Campus Flemingsberg in Huddinge, a district focused on medical care, education and research. EQT Real Estate made its initial investment in the development in 2024 and expanded its commitment in 2025. It led the development alongside Swedish residential developer ByggVesta, which served as project manager, working with the general contractor.

During its ownership, EQT Real Estate progressed the project from the early stages of construction through to the completion and leasing of its first homes. The 417 completed apartments are spread across three buildings and were finished in 2026. The 388 homes still under construction are expected to be completed in 2027, with occupancy expected to begin in April 2027. The homes are designed for young professionals, researchers and students, and average approximately 34 square meters per unit.

EQT said the development reflects the broader living strategy of EQT Real Estate, which focuses on high-quality rental housing in growing urban areas supported by long-term demand.

Campus Flemingsberg Location and Demand Drivers

Campus Flemingsberg is a major education, healthcare and research hub with direct transport links to central Stockholm. The area is home to around 27,000 students and institutions including Karolinska Institutet, KTH Royal Institute of Technology, Södertörn University, the Swedish Red Cross University, Stockholm University College of Music Education and the School of Police Sciences. Karolinska University Hospital Huddinge is also located in the district. The wider Flemingsberg district is continuing to expand with new homes, workplaces and transport infrastructure.

Acer Bostad Expands Greater Stockholm Portfolio

Acer Bostad is a Stockholm-area residential platform focused on high-quality rental housing. It is a collaboration between Gordion, a local partner, and the global investor Ontario Teachers' Pension Plan.

This gives us confidence in the long-term fundamentals of the investment and this acquisition therefore represents a significant addition to the portfolio and further strengthens our position in the Greater Stockholm residential market. Upon completion of the transaction, Acer will own approximately 2,400 apartments and 106,000 sqm across Greater Stockholm, including projects under construction."

Based on those post-transaction figures, the Flemingsberg acquisition adds roughly one-third of Acer Bostad's apartments and about 26% of its reported area.

Stockholm Rental Market Context

Stockholm's rental market remains supply-constrained. A 2026 rental-market report put average first-hand rent in Stockholm at SEK 10,330 per month, up 6.5% from 2025, while listings had a median duration of seven days. Flemingsberg's reported average rent was SEK 11,148 per month, or approximately SEK 314 per square meter, although that figure reflects available listings and is not necessarily the achieved rent for the EQT project.

The structure of the transaction gives Acer Bostad exposure to a completed and leased first phase as well as a defined pipeline of 388 additional homes. For EQT Real Estate, the sale follows the advancement of the project through construction and initial leasing. EQT Real Estate manages about $52 billion in gross asset value and acquires, develops, leases and manages logistics and residential properties across the Americas, Europe and Asia Pacific.
