EQT Real Estate Acquires Six UK Logistics Assets Totaling 1.6 Million Square Feet from Tritax Big Box REIT

EQT Real Estate has acquired a portfolio of six Grade A logistics assets totaling approximately 1.6 million square feet from Tritax Big Box REIT plc, the firm announced June 3, 2026. The acquisition was completed through the EQT Real Estate Europe Logistics Value Fund V and spans properties across Leamington Spa, Didcot, Peterborough and Kettering — locations the firm described as key distribution hubs in the West Midlands, East Midlands and South East of the United Kingdom.
Portfolio Overview and Asset Profile
The six-asset portfolio is fully leased following completion of a lease at the Leamington I property and is occupied by a diversified tenant base spanning e-commerce, logistics, publishing, healthcare and consumer industries. The assets are modern Grade A properties featuring high clear heights, large loading yards and strong sustainability credentials, with most holding Energy Performance Certificate ratings of A, according to the announcement.
The properties are strategically located near major transport routes including the M40, A14 and A1(M), which connect cities including London, Birmingham and Edinburgh. EQT Real Estate said the locations provide access to key UK population centers and established distribution networks.

Jonathan Mackie, Managing Director at EQT Real Estate, said the firm continues to see attractive long-term opportunities in European logistics. "We continue to see attractive long-term opportunities in European logistics, supported by structural trends including the growth of online retail, supply chain optimization and increasing demand for efficient distribution space close to major population centers," Mackie said in the announcement. "This acquisition expands our growing UK logistics footprint and complements our broader European logistics portfolio across established distribution markets."
EQT Real Estate said the investment aligns with its strategy of acquiring high-quality logistics assets in supply-constrained markets supported by resilient occupier demand and long-term rental growth potential. The firm cited e-commerce growth, supply chain modernization and demand for faster deliveries as structural drivers underpinning the strategy.
EQT Real Estate's Scale and European Logistics Platform
EQT Real Estate operates within EQT's Real Assets segment and manages approximately $58 billion in gross asset value across more than 2,000 properties and 400 million square feet, with more than 400 professionals across 50 locations globally. The broader EQT platform reported total assets under management of EUR 269 billion as of March 31, 2026.
The UK acquisition adds to EQT Real Estate's existing European logistics portfolio. The six assets in the latest transaction are positioned along what the firm described as key distribution corridors and consumption hubs.
