ESR Group, Mitsubishi Estate Asia Launch A$700M Industrial Real Estate JV at Huntingwood Logistics Estate in Western Sydney

ESR Group Group and Mitsubishi Estate Asia (MEA) have formed a new joint venture to develop a logistics estate in Huntingwood, Western Sydney, with a total project value of approximately A$700 million, the companies announced June 1, 2026.
The ESR Huntingwood Development Partnership (EHDP) will transform an 18.3-hectare site into a multi-stage industrial real estate complex, delivering up to 114,005 square meters of modern warehousing space. Construction is scheduled to commence in the second half of 2026, with completion targeted from the second half of 2027 onward.
A Second Joint Venture Deepens the ESR–Mitsubishi Estate Asia Partnership
The Huntingwood venture marks the second joint venture between ESR and MEA in two years, following the ESR Pakenham Partnership established in 2024. The new vehicle, EHDP, advances what both companies describe as a long-term strategic partnership focused on high-demand logistics development opportunities in Australia.

ESR noted that the joint venture structure supports its broader capital-raising strategy and the accelerated expansion of its development pipeline across core growth markets. The company reported a development pipeline of over A$10.2 billion across Australia and New Zealand as of December 31, 2025.
The Huntingwood Estate Is Designed for a Supply-Constrained Market
The Huntingwood estate is designed to meet sustained occupier demand for modern, large-format logistics facilities. Western Sydney's core industrial precincts have recorded historically low vacancy rates, according to ESR's announcement, with limited serviced land remaining.
The estate will be delivered across three stages and is positioned to attract major domestic and international customers. ESR cited population growth, infrastructure investment, and occupier demand for proximity to transport networks and labor pools as key demand drivers underpinning the project's rationale.
The site benefits from direct access and frontage to the M4 Motorway and proximity to the Great Western Highway. ESR also highlighted the estate's proximity to the future Western Sydney International Airport as a locational advantage. ESR has not disclosed the exact street address of the site in its announcement.
ESR's Development Pipeline Strategy in Australia and New Zealand
The EHDP structure is consistent with ESR's stated capital-raising strategy of partnering with institutional capital to support the accelerated expansion of its development pipeline. MEA's repeat participation in an ESR-led development vehicle follows the ESR Pakenham Partnership established in 2024. The Huntingwood project adds to ESR's active development pipeline across Australia and New Zealand, which the firm values at over A$10.2 billion as of December 31, 2025.
