Festival Logistics Park Breaks Ground: 485,000-SF Industrial Real Estate Development in Pompano Beach

Foundry Commercial and Wheelock Street Capital have broken ground on Festival Logistics Park, marking the transformation of a 25-acre site at 2900 W. Sample Road in Pompano Beach into a 485,000-square-foot Class A industrial real estate development. Stream Realty Partners announced the groundbreaking on February 10, 2026.
The real estate development will feature three buildings offering flexible configurations designed to accommodate logistics, distribution, and light manufacturing users. The project is expected to deliver in the fourth quarter of 2026.
Industrial Real Estate Development Specifications
Festival Logistics Park will offer 32- to 36-foot clear heights and modern industrial features across its three buildings. The site provides full interchange access to the Florida Turnpike and strong visibility and proximity to key regional corridors.
According to Stream Realty Partners, the project addresses limited availability of comparable new product in Broward County, offering what the firm described as "a rare opportunity for modern industrial users" in the submarket.
Ted Elam, Principal at Foundry Commercial, said ongoing demand tied to e-commerce and last-mile logistics continues to shape the market. "Festival Logistics Park is well-positioned to deliver what tenants need, pairing large-scale development with an exceptional location and access to labor," Elam said.
Leasing and Market Context
Stream Realty Partners Managing Directors and Executive Vice Presidents Nick Wigoda and Steve Medwin, along with Senior Associate Eli Havlik, will lead leasing efforts on behalf of the ownership team.
"Festival Logistics Park is more than a new industrial development—it's a continued legacy," Wigoda said. "This project combines best-in-class industrial design with a site that already carries deep recognition in the community, and we're proud to help reposition it for the next generation of economic growth."
According to the research notes, the site was acquired for $66 million. The developers have also acquired an adjacent 10-acre parcel for $23 million for future expansion.
"South Florida remains a powerhouse for industrial real estate," said Elam. "Ongoing demand tied to e-commerce and last-mile logistics continues to shape the market, and Festival Logistics Park is well-positioned to deliver what tenants need, pairing large-scale development with an exceptional location and access to labor."
