FTK Capital Acquires 111 W Jackson, Taps Stream Realty Partners to Lease and Manage Chicago Central Loop Office Tower

FTK Capital has acquired 111 W Jackson Boulevard, a 25-story, 567,531-square-foot office tower in Chicago's Central Loop, and has selected Stream Realty Partners to lead leasing and property management for the asset, the firms announced April 7, 2026.
The acquisition marks the beginning of a repositioning program for the building, with new ownership planning capital improvements in collaboration with OTJ Architects. Planned upgrades include updates to the lobby and common areas, expanded amenities, and the delivery of approximately 50,000 square feet of pre-built spec suites designed to meet demand for move-in-ready office space. An initial 25,000 square feet of those suites is expected to be completed by late 2026.

Located at the southwest corner of South Clark Street and West Jackson Boulevard, 111 W Jackson sits within Chicago's Central Loop, steps from multiple Divvy bike-share stations, bus and 'L' stops, and Union Station. The building's transit access and proximity to restaurants, shopping, and entertainment destinations positions it to attract a broad range of office tenants, according to the announcement.
The property has historically maintained strong occupancy, a factor that Stream Realty Partners cited as a foundation for its leasing strategy going forward.
Stream Realty Partners' Role
Stream Realty Partners will lead an integrated team covering both leasing and day-to-day property operations. Leasing efforts are led by Matt Lerner, Executive Vice President at Stream, and Erica Marshall, Vice President at Stream. Property management is overseen by Senior Property Manager Charlie Andersen and Assistant Property Manager Jen Bilinski.

Repositioning Strategy and Spec Suite Delivery
Ownership plans to deliver approximately 50,000 square feet of move-in-ready spec suites. The first phase — approximately 25,000 square feet — is targeted for completion by late 2026. OTJ Architects is collaborating on the design of lobby and common area improvements alongside the suite program.
