FY Logistics Signs 99,771 SF Lease at Eastport Exchange, Colliers and Cushman & Wakefield Broker Deal

FY Logistics has signed a seven-year lease for 99,771 square feet at Eastport Exchange, an industrial park in North Jacksonville developed by InLight Real Estate Partners, according to an announcement from Colliers. The Jacksonville-based third-party logistics company will occupy Suite 300 within Building 100 at 1450 Partners Drive, with occupancy targeted for January 2027.

Colliers Executive Vice President Guy Preston and Senior Associate Tanner Lee represented FY Logistics in the lease transaction. Cushman & Wakefield Executive Managing Directors Tyler Newman and Jacob Horsley represented InLight. All four brokers are based in Jacksonville.

Second Tenant at Eastport Exchange

FY Logistics becomes the second tenant at Eastport Exchange, following USPly, a Medley-based distributor of wood products that secured 113,750 square feet in Building 200 at 10155 Inlight Way. The city issued a permit for USPly's tenant improvements on June 4, and InLight Managing Partner David Burch expects USPly to take occupancy this fall. Guy Preston at Colliers represented InLight in the USPly deal, while Adam Talbot, principal of Cresa in Miami, represented USPly.

The city is currently reviewing a permit for Superior Industrial Group Inc. of Jacksonville to complete tenant improvements for FY Logistics' space at an estimated project cost of $1.45 million. Michael Blake Architects LLC of Jacksonville is the architect of record, and NV5 Inc., also of Jacksonville, is providing private plan review.

"This brings our leased [percentage] to about 25%. We hope to have another 110k SF tenant sign in another building at Eastport soon," Burch said. "The market remains relatively wide open for tenants, with landlords having to compete in creative ways to win leases."

About FY Logistics and Eastport Exchange

FY Logistics describes itself as a Jacksonville-based privately owned global solutions and logistics company. The firm offers freight brokerage, air freight, sea freight and full truckload services, and currently operates from 13291 Vantage Way, Suite 102, in Jacksonville International Tradeport in North Jacksonville, as well as a Puerto Rico office in Cataño.

Eastport Exchange is being developed by InLight Real Estate Partners of Ponte Vedra Beach on approximately 136 acres east of Eastport Road, south of its intersection with Faye Road — a location south of I-295 and east of I-95 and Main Street. Marq Logistics is an equity partner in the park with InLight.

Phase I of the park comprises four buildings totaling approximately 900,000 square feet. Building 100 and Building 200 are each 312,278 square feet, while Building 300 at 10135 Inlight Drive and Building 400 at 10175 Inlight Drive are each 132,265 square feet. A second phase can accommodate up to 900,000 square feet for a build-to-suit project on land that can be served by a CSX rail line.

A Cushman & Wakefield and GID Industrial marketing brochure indicates that approximately 51,000 square feet in Suites 100-102 of Building 100 will be available for lease as of February 2027. Cushman & Wakefield is also marketing Eastport Exchange more broadly.

Foreign-Trade Zone and Port Proximity

Eastport Exchange sits within a Foreign-Trade Zone, a designation that allows companies to import and export goods while paying reduced or no customs duties, taxes or fees. The industrial park is located within 4 to 9 miles of three JaxPort marine terminals and between 1 and 12 miles from the area's three interstates.

InLight, through Eastport Jacksonville Property Owner LLC, acquired the approximately 136-acre site for almost $26.75 million from three entities affiliated with New York City-based Zion Jacksonville LLC in 2024. The firm confirmed in June 2024 that it intended to develop industrial buildings totaling approximately 1.8 million square feet of warehouse space on the property.
