GCM Grosvenor Commits £75M to UK Student Housing Platform
GCM Grosvenor, Tokoro Capital, and Homie announced the formation of a long-term strategic partnership targeting UK student housing assets with £200 million of investment capacity post-leverage. GCM Grosvenor, a global alternative asset management solutions provider with $87 billion of assets under management, committed £75 million to the vehicle.
The joint venture will focus on acquiring and repositioning traditional houses of multiple occupancy (HMOs) and first-generation purpose-built student accommodation (PBSA), targeting domestic students at more affordable rental levels than traditional, highly amenitized PBSA. Homie, Tokoro Capital's vertically integrated student management business, will support operations.
Addressing Affordability Gap in UK Student Housing Market
The partnership addresses a structural imbalance in the UK PBSA market, which has evolved from a niche sub-sector into a mainstream institutional asset class over the past two decades. Rising build-cost pressures and strong international student demand have driven PBSA rents to levels unaffordable for most domestic students, who comprise over 70% of the UK student population.
Domestic students typically rent as groups in traditional residential houses and apartments after their first year of studies. Supply of HMOs is naturally constrained by UK planning regulations, known as Article 4, which restricts the conversion of existing family homes into shared rentals in student areas. This constraint, combined with stable domestic student population growth, has supported rental growth of 5% per year over the last decade.
HMOs constitute approximately 80% of investable student housing stock in the UK but are predominantly owned by private landlords in fragmented portfolios. Ongoing regulatory, environmental, tax, and financing pressures are turning many of these landlords into net sellers, creating opportunities for institutional capital deployment at scale.
Investment Strategy and Market Opportunity
Beyond strong supply-demand fundamentals, HMOs benefit from their ease of conversion back to traditional residential use, providing a structural value floor that is absent in PBSA. The joint venture has acquired 440 beds across UK markets.
