G4 Capital Partners has sold 76 8th Avenue in Manhattan's Meatpacking District, triggering the full repayment of a $34.25 million senior loan to GDSNY's GDS Brightstar lending platform and its lending partners Oaknorth and Sabal, the firm announced April 11, 2026.
The property, a 40,000-square-foot boutique Class A office asset located in the Meatpacking District, was 100% leased at the time of the sale, according to GDSNY. The loan repayment closes out the commercial real estate financing arrangement in full.

The senior loan on the 76 8th Avenue asset was originated by GDS Brightstar — GDSNY's lending platform — alongside lending partners Oaknorth and Sabal. The $34,250,000 loan was structured as a senior debt facility on the Meatpacking District office property.
The 40,000-square-foot building at 76 8th Avenue is described as a boutique Class A office asset. The property was fully leased at the time of sale. The sale price and other financial terms of the disposition were not disclosed.
The borrower, G4 Capital Partners, sold the Manhattan asset and used the proceeds to retire the outstanding loan balance in its entirety. GDSNY noted the successful outcome in its announcement, stating the loan was "paid off" following the property sale.
