FUKUOKA, Japan — Sept. 7, 2026 — Genkai Capital Management has established a single-asset real estate fund targeting Aso Retreat HONO by Onko Chishin, a small luxury hotel under development in Minamiaso-mura, Aso-gun, Kumamoto Prefecture. The firm announced the fund formation and the commencement of asset management operations, with List Co., Ltd. and Genkai Capital Group participating as equity investors alongside multiple domestic operating corporations and financial institutions.

Fund Structure and Capital Partners
The fund is structured around a special purpose vehicle — Godo Kaisha Minamiaso Resort — that holds trust beneficial interests in the hotel property. List Development Co., Ltd. acquired a closed ryokan on the site, carried out large-scale renovation and a partial expansion, and transferred the repositioned asset into the fund as trust beneficial interests.
Equity is raised through an anonymous partnership (tokumei kumiai) arrangement. Investors include List Co., Ltd., multiple domestic operating corporations including entities in the Kyushu region, and Genkai Capital Group, which is making a same-boat capital commitment alongside outside investors. Debt is provided by multiple domestic financial institutions, including lenders based in Kyushu.
Genkai Capital Management serves as asset manager, overseeing the fund from pre-opening preparations through ongoing operations and future exit strategy. The firm noted that its group-level co-investment is intended to align its interests with those of outside investors and support the long-term enhancement of the asset's value.

The property is located at Kawain 5298-1 and adjacent lots in Minamiaso-mura, within Aso-Kuju National Park, approximately 25 minutes by car from Kumamoto Airport. The hotel sits on a site area of 28,059.94 square meters, with a gross floor area of 2,843.06 square meters. The structure is steel-frame construction, two stories above ground.
The hotel comprises 17 guest rooms with an average room area of approximately 81.20 square meters, and is served by a natural hot spring. Individual room sizes range from 54 to 150 square meters, with each room featuring a private open-air onsen bath. Ancillary facilities include a restaurant, an edible garden, and in-room spa services. The hotel is positioned as a retreat where guests can experience the nature, cuisine, hot springs, and culture of the Minamiaso region in an integrated setting.
Hotel operations will be managed by Onko Chishin (温故知新), a company with an established track record in planning and operating small luxury hotels. The hotel is scheduled to open in November 2026.
