GID Expands Multifamily Real Estate Development Platform Into Georgia, Hires Senior Managing Director Josh Boling
NEW YORK — GID, a vertically-integrated real estate owner, operator, developer and investor with $32.1 billion in assets under management, announced April 7 the expansion of its GID Residential Partners national multifamily development platform into Georgia, naming Josh Boling as Senior Managing Director to lead the effort.
The Georgia entry marks the latest phase of GID Residential Partners, a platform the firm launched in 2025 to pursue multifamily real estate development across high-growth U.S. markets. The platform has established a pipeline of approximately 3,500 units across Atlanta, Houston, Austin, and Denver, and is concurrently expanding in Florida across Miami-Dade, Broward, and Palm Beach counties, the firm said.
A New Regional Leader for Multifamily Real Estate Development
Josh Boling brings 22 years of real estate experience to the role, including 13 years as a developer across the broader Georgia market. He most recently served as Chief Development Officer of Audubon Communities for nine years, where he oversaw all development operations and led 16 community projects spanning build-to-rent, garden, wrap, and mixed-use typologies.

Boling's appointment follows the firm's March 2026 hiring of Omar Del Rio as Senior Managing Director to lead GID Residential's Florida expansion, a pattern that suggests GID is systematically placing regional leadership across its target markets as it builds out the platform.

GID cited population growth, employment trends, and housing demand as the primary factors supporting its Georgia entry. The firm said these fundamentals have historically supported real estate investment activity in the state and align with the investment thesis underlying GID Residential Partners.

GID already has an established presence in Atlanta, where it previously delivered the High Street mixed-use project. The Georgia expansion allows the firm to build on that footprint while deploying its vertically-integrated platform — which encompasses in-house development, design, construction, and property management — across a broader set of opportunities in the state.
GID Residential Partners: A Growing National Multifamily Platform
GID Residential Partners was launched in 2025 as a dedicated vehicle for the firm's multifamily development ambitions. The platform is designed to leverage GID's existing operational infrastructure and expand the firm's visibility in the national multifamily market. GID has stated plans to continue expanding into key markets in the Northeast, Southeast, Southwest, and West.
As of December 31, 2025, GID owns and/or manages $32.1 billion in assets under management across more than 57,000 apartment units and more than 28 million square feet of industrial and commercial space — a portfolio that spans both multifamily real estate and industrial real estate asset classes. The firm's assets under management figure is calculated to include co-investment joint ventures with unaffiliated investors where the latter maintain significant approval rights over the management of these investments, in addition to proprietary accounts and other mandates.

Landmark projects previously delivered by GID include Waterline Square in New York, High Street in Atlanta, and Cirrus and Stratus in Seattle. The firm operates corporate offices in Atlanta, Boston, Dallas, Dubai, New York, and San Francisco.
