GID Residential Partners Enters Boston Multifamily Market, Taps Industry Veteran to Lead Northeast Expansion
GID, a vertically integrated real estate owner, operator, developer and investor with $32.8 billion in assets under management, announced the expansion of its GID Residential Partners platform into the Boston multifamily real estate market — the latest move in a deliberate national rollout that has continued through 2025 and into 2026.
The firm named Chris Spendley as Managing Director to oversee real estate development and growth initiatives across the Boston region. Spendley brings more than 21 years of real estate experience, including the past decade focused on the Greater Boston market, with a career spanning more than 2,400 rental homes entitled and developed and over $2.5 billion in multifamily transactions.
A Strategic Entry Into a Supply-Constrained Coastal Market
GID's decision to enter Boston reflects the firm's stated focus on markets where population growth, employment trends and housing demand have historically supported real estate investment activity. Sean Caldwell, President of GID Residential Partners, described Boston as a natural fit for the platform's next phase of growth.

Spendley's Background and Role
Before joining GID Residential Partners, Spendley held a leadership role in the Boston office of Quarterra. Prior to that, he spent 11 years with UDR, Inc., where he held leadership positions spanning both real estate development and real estate acquisitions. His experience in acquisitions, entitlements and project delivery positions him to work across Boston's development environment.

Boston as the Latest Node in a National Multifamily Platform Build-Out
The Boston entry is the most recent step in a geographic expansion that GID Residential Partners has pursued since the platform's launch. The firm has established a pipeline of approximately 3,500 homes across Atlanta, Houston, Austin and Denver. The firm is also actively expanding in the Mid-Atlantic, as well as in South Florida, with activity planned across Miami-Dade, Broward and Palm Beach counties.
Current plans call for further expansion into key markets across the Northeast, Southeast, Southwest and West, according to the firm. The Boston announcement positions the metro as a Northeast entry point for GID Residential Partners, with Spendley's mandate extending to the broader region.
The platform's build-out follows a stated strategic approach: enter markets characterized by strong employment bases, population growth and constrained housing supply, and deploy GID's vertically integrated capabilities — including in-house development, design, construction and property management — to execute ground-up multifamily real estate projects. GID has previously delivered large-scale mixed-use and multifamily projects including Waterline Square in New York, High Street in Atlanta, and Cirrus and Stratus in Seattle.
Platform Scale and Market Positioning
GID's broader portfolio provides the financial and operational foundation for GID Residential Partners' expansion. As of December 31, 2025, the firm owns and/or manages $32.8 billion in assets under management across more than 57,000 apartment units and more than 28 million square feet of industrial and commercial space. The firm also operates a credit platform providing commercial real estate debt solutions for institutional borrowers.
GID maintains corporate offices in Atlanta, Boston, Dallas, Dubai, New York and San Francisco. The firm noted that its regulatory assets under management totaled $5.9 billion as of December 31, 2025.
GID was founded 65 years ago and is privately held.
