Greystar and Primus Immobilien AG Top Out 291-Unit Arrive Pankow Rental Project in Berlin

Primus Immobilien AG and Greystar have reached a construction milestone at their Arrive Pankow development in Berlin, celebrating the topping-out of a 291-unit rental housing project at Berliner Straße 100 in the city's Pankow district. Berlin's State Secretary for Construction, Alexander Slotty, joined executives from both firms at the ceremony, which the partners say keeps the project on schedule for an autumn 2027 completion.
First JV Milestone for Primus and Greystar
Arrive Pankow is the first of four projects the two firms are developing under a joint venture framework. The project will deliver 291 rental apartments alongside a co-working space, an in-house fitness studio, and a shared rooftop terrace with urban gardening areas.
"With the topping-out ceremony for 'arrive pankow,' we are reaching an important milestone and remain fully on schedule," said Sebastian Fischer, CEO and shareholder of Primus Immobilien AG. "At the same time, this is the first project of our joint venture with Greystar and our 'arrive' brand to have its shell construction completed. This underscores the momentum with which we are advancing our residential construction projects in Berlin. Alongside the projects already under construction, we are currently planning additional sites and now have a pipeline of more than 2,800 rental apartments in the capital."

The Arrive Brand and ESG Standards
Arrive Pankow sits within Primus Immobilien AG's "arrive" rental housing brand, which the firm launched last year. The brand emphasizes communal amenities — including fitness areas, rooftop terraces with urban gardening, courtyards, and co-working spaces — alongside a focus on fostering a vibrant neighborhood.
All projects developed under the arrive brand are being built to high energy standards and are targeting DGNB Gold certification. The developments incorporate low-emission building materials, digital smart-home solutions, bicycle parking, and electric vehicle charging infrastructure.
Arrive Pankow is one of seven arrive projects currently active or in planning across Berlin. Construction has recently commenced at Arrive Kreuzberg on Blücherstraße and at Arrive Westend on Reichsstraße. According to Primus Immobilien AG, additional projects in Hellersdorf, Treptow, Schöneberg, and Prenzlauer Berg remain in the planning phase.
