Grupo Satli, Marriott International and Aimbridge Hospitality Launch 980-Room All-Inclusive Resort in Riviera Maya

Grupo Satli, Marriott International and Aimbridge Hospitality announced May 21 the development of a 980-room all-inclusive resort in Riviera Maya, Mexico, marking Marriott Hotels & Resorts' first branded all-inclusive property in the region.
The project will be developed and owned by Grupo Satli, a real estate investment fund led by Jamal Satli Iglesias, and operated by Aimbridge Hospitality's specialized All-Inclusive Division. The property is expected to open initially as an independent brand before transitioning into the Marriott Hotels All-Inclusive portfolio in 2027.
Project Scale and Amenities
The resort will be situated on a 445-acre site with 1,312 feet of beachfront. The planned program includes 13 food and beverage outlets, 12 pools and expansive water areas, a large-scale spa, a Lazy River, two tennis courts, and more than 43,000 square feet of indoor meetings and events space. Financial terms of the development, including the construction budget and financing structure, were not disclosed.
The exact site location within Riviera Maya has not been publicly identified. No street address or specific municipality was provided in the announcement.
Strategic Positioning for All Three Partners
For Marriott International, the project extends the Marriott Hotels & Resorts brand into Riviera Maya in an all-inclusive format. Marriott currently operates more than 9,900 properties across 146 countries and territories, according to the company. Its existing all-inclusive presence in Mexico includes Marriott Cancun, An All-Inclusive Resort, located in the northern Cancun region.
Uriel Burak, Vice President of Development for Marriott International in the Caribbean and Latin America, said the signing "underscores our commitment to expanding the all-inclusive segment in Mexico" and described the Riviera Maya property as the company's first Marriott Hotels & Resorts branded all-inclusive in the region.
For Aimbridge Hospitality, the deal expands a portfolio that already includes Marriott-branded properties in Mexico City, Guadalajara, Monterrey, Puebla, Playa del Carmen and Tulum. Aimbridge operates under a third-party management structure, separate from ownership.
Alex Fiz, President of All-Inclusive & LATAM at Aimbridge Hospitality, said the project "represents the future of all-inclusive hospitality in the Caribbean" and cited the company's track record in managing all-inclusive properties and its familiarity with the Mexican market.
Patricio del Portillo, Senior Vice President of Development, LATAM and Caribbean at Aimbridge, described the partnership as consistent with the company's strategy of "expanding our all-inclusive portfolio with like-minded owners and world-class brands in premier destinations."
For Grupo Satli, the project represents an expansion in the all-inclusive segment. The conglomerate holds a portfolio of assets valued at more than €900 million and operates across Spain, the Dominican Republic and Mexico, with hotel brands including BlueBay Hotels & Resorts, BelleVue Hotels & Resorts and Blue Diamond.
Jamal Satli Iglesias said the collaboration "brings together Grupo Satli's investment strength, Marriott International's global recognition, and Aimbridge Hospitality's proven all-inclusive operational excellence." He added that the project reflects "Grupo Satli's strong commitment to international growth and collaboration with leading global tourism brands."
Real Estate Development Structure
The deal follows a structure in which a private real estate investment fund retains ownership of the asset, a global brand provides distribution and brand affiliation, and a specialized third-party operator handles day-to-day management. Terms of the management agreement between Grupo Satli and Aimbridge Hospitality were not disclosed.
The property is expected to operate independently upon opening in 2027 before formally joining the Marriott Hotels All-Inclusive portfolio. No specific opening date within 2027 was provided.
Grupo Satli employs more than 2,500 people across its hospitality, real estate and financial operations.
