GTIS Partners, a New York-based real estate investment firm, has selected JLL to handle leasing at the 4Ward Logistics Center, a two-building industrial development totaling 382,500 square feet currently under construction in Tampa, Florida.

The project is located at 2898 N. 62nd St., near Interstate 4 and Interstate 75 in Tampa.

Project Specifications and Configuration

According to JLL, the 4Ward Logistics Center will comprise two rear-load distribution buildings upon completion. The buildings are designed with 36-foot clear heights, trailer and auto parking, ESFR sprinkler systems, and multiple points of ingress and egress.

GTIS acquired the 116-acre site earlier in 2026 for $20.5 million, according to Hillsborough County property records. The company has stated it expects construction to be completed in late 2027.

Opportunity Zone Capital Structure

The 4Ward Logistics Center is situated within a federally designated Qualified Opportunity Zone. JLL notes the project is capitalized through GTIS Opportunity Zone Fund II, an investment vehicle the firm uses to develop assets in undercapitalized areas.

GTIS Partners manages $5 billion in gross assets across a range of property types, including single-family and multifamily housing, office, industrial and logistics, hospitality, and opportunity zone investments, according to the firm.

JLL Leasing Team

JLL's Peter Cecora, John Dunphy, and Olivia Brock will oversee leasing efforts at the property.
