Hamilton Partners Breaks Ground on 192,000-SF Industrial Real Estate Development in Springville, Utah

SPRINGVILLE, Utah — June 9, 2026Hamilton Capital, in partnership with Mortenson, has broken ground on a 192,000-square-foot industrial real estate development in Springville, Utah, the companies announced. The project represents Hamilton Partners' first industrial development in Utah County and extends the firm's real estate development footprint beyond the Salt Lake Valley into one of the Mountain West's fastest-growing industrial markets.

Colliers has been awarded the exclusive leasing assignment for the project. Jarrod Hunt, Vice Chair, and Andy Blunt, Vice President, will lead leasing efforts on behalf of ownership from Colliers' Pleasant Grove office.

Project Specifications and Industrial Real Estate Design

The industrial facility will sit on approximately 13.8 acres and include 1.13 acres of secured outdoor storage. The building will be equipped with 43 dock-high loading doors and eight ground-level doors. The site offers convenient access to Interstate 15.

Mortenson, which maintains an office in downtown Salt Lake City, will lead construction of the facility. Completion and delivery are anticipated in May 2027.

Utah County Industrial Real Estate Market

The groundbreaking reflects growing interest in Utah County as a destination for industrial real estate development. The county has seen population growth, business expansion, and ongoing infrastructure investment, dynamics that have attracted manufacturers, distributors, and logistics users to the area.

Project Partners and Leasing Team

The groundbreaking ceremony drew local government leaders, economic development representatives, project partners, contractors, commercial real estate professionals, and community stakeholders.

Jarrod Hunt brings more than 27 years of commercial real estate sales and leasing experience to the assignment and has been the market's leading industrial real estate broker in Utah for 19 consecutive years, according to Colliers. Andy Blunt, Vice President, will co-lead leasing efforts alongside Hunt.

No pre-leasing announcements were made at the time of the groundbreaking.
