Harbert European Real Estate Acquires 535-Bed Student Housing Asset in Liverpool's Knowledge Quarter
Harbert Management Corporation (HERE), the European real estate investment platform of Harbert Management Corporation (HMC), has acquired Limelight, a 535-bed purpose-built student accommodation (PBSA) scheme in Liverpool's Knowledge Quarter, from Blacklight Capital Partners, which developed the asset in financial partnership with RoundShield. The transaction was announced March 25, 2026.
The deal marks another step in HERE's expansion across the UK living sector, where the firm has invested in more than 5,000 units — spanning for-sale residential, multifamily, and student housing — since its founding in 2002. Financial terms of the acquisition were not disclosed.
Property Overview: Limelight Student Housing
Limelight is an institutional-grade PBSA scheme situated within Liverpool's Knowledge Quarter, in close proximity to the University of Liverpool and Liverpool John Moores University. The asset comprises 535 student beds arranged across a mix of studios and cluster apartments. Amenities include dedicated study space, social areas featuring a sky lounge and communal kitchen, a gym, and a cinema. On-site management of the scheme will be retained by Homes for Students under its 'Prestige' banner.
The property commenced full operations in 2024 and has since achieved stabilised occupancy of 99%, with income performance described by the parties as ahead of underwritten business plan assumptions.
Seller Background and Development History
Blacklight Capital Partners acquired the original Limelight site from administrators in 2022 following an analysis of Liverpool's student accommodation market, which indicated a structural undersupply of high-quality PBSA relative to demand. The project was delivered by Blacklight in financial partnership with RoundShield, the European private credit and tactical opportunities platform of Harrison Street.
Blacklight took the scheme through planning, design development, and construction, with full operations commencing in 2024. The firm has delivered more than 1,500 student beds across large-scale schemes in Liverpool.
Matthew Hunt, Principal and Founder at Blacklight, said the transaction "crystallises true development value ahead of our underwritten business plan" and confirmed that the Blacklight-RoundShield partnership "remains active and fully-funded."
Tom Mees, Head of Development at Blacklight, acknowledged the team effort behind the project, noting that Homes for Students and the on-site team at Limelight "deserve a special mention for their fantastic management of the building."

David King, Senior Managing Director and Co-Head of European Real Estate at Harbert Management Corporation, said the investment is expected to "deliver resilient, inflation-linked income" and is "well positioned to weather a potential 'higher-for-longer' environment, as continued geopolitical volatility places upward pressure on inflation expectations."
UK Student Housing Market Conditions
The acquisition comes amid what market participants describe as supply-demand imbalances in UK PBSA. According to data cited by HERE, the UK's 18-year-old population is projected to grow 23% between 2020 and 2030, while UK university applicant numbers reached 328,390 in the first half of 2025 — a new all-time high, according to UCAS figures.
At the same time, new PBSA development has reached multi-year lows, driven by planning restrictions, rising construction costs, and limited financing capacity, according to UK Finance data cited in the announcement. The UK is home to 17 of the world's top 100 universities, according to the QS World Rankings 2026, a factor the firm cited as supporting resilient domestic and international student demand.
These dynamics have contributed to material rental growth and consistently high occupancy rates in certain markets, according to HERE's assessment.
