Harbert Management Corporation Sells Five-Property Senior Housing Portfolio Across Four States
BIRMINGHAM, Ala. — Harbert Management Corporation announced March 25 the sale of a five-property seniors housing portfolio spread across four states, marking a real estate disposition by the Birmingham-based alternative asset manager as investor demand for the sector remains elevated.
The firm, which manages approximately $8.1 billion in regulatory assets under management as of February 28, 2026, acquired or developed the five senior living properties between 2017 and 2023. Financial terms of the transaction were not disclosed. The buyer was not identified.
Portfolio Overview and Acquisition History
The five properties feature amenities including fitness centers, salons, restaurant-style dining, and swimming pools. HMC's seniors housing strategy targets independent living, assisted living, and memory care communities through value-add real estate acquisitions and development.
Since the strategy's inception, Harbert Management Corporation has executed $1.8 billion in transactions across 50 seniors housing properties and 5,800 units. The firm described the sold assets as demonstrating strong operational performance, though specific occupancy rates, unit counts, and financial metrics were not disclosed in the announcement.
"We are proud to have built, developed and exited a portfolio of high-quality seniors housing properties that exemplifies our focus on geographic diversification across markets and high operational performance," said Brian Landrum, Senior Managing Director and Co-Fund Manager for HMC's Seniors Housing strategy. "The growing demand for seniors housing positions us for continued growth in the sector and allows us to evaluate strategic sales that drive value for our investors."
Investment Strategy
HMC's seniors housing platform integrates real estate, hospitality, and healthcare to offer what the firm describes as diversified investment opportunities. The strategy focuses on value-add acquisitions and developments, with an emphasis on geographic diversification across U.S. markets.
The firm, founded in 1993 and privately owned, serves institutional investors across multiple asset classes including seniors housing, European and U.S. real estate, power, growth capital, and credit solutions.
Market Context: Senior Housing Sector Demand
HMC executives pointed to demographic trends as a key driver of investor interest in the sector. "The strong investor interest in these assets highlights the ongoing tailwinds to the seniors housing sector," said Trent Johnson, Senior Managing Director and Co-Fund Manager for HMC's Seniors Housing strategy. "The aging population in the United States requires high-quality living facilities with luxury amenities. We have high conviction in our proprietary submarket expertise to continue identifying quality assets across diverse geographies and communities nationwide."
Outlook for HMC's Seniors Housing Strategy
Despite the disposition, HMC signaled continued commitment to the seniors housing sector. Leadership indicated the firm intends to evaluate further strategic sales while continuing to source new acquisitions and developments using what it described as proprietary submarket expertise.
With $1.8 billion in cumulative seniors housing transactions since inception across 50 properties and 5,800 units, HMC described itself as an active private fund manager in the space. Specific states in which the five sold properties are located were not disclosed in the announcement.
