Harmony Housing Affordable Development Breaks Ground on 54-Unit Southernside West Senior Affordable Community in Greenville

Harmony Housing Affordable Development (HHAD) and the Greenville Housing Fund (GHF) have broken ground on Southernside West, a 54-unit affordable senior housing community located at 846 West Washington Street in Greenville, South Carolina. The four-story development will serve residents aged 55 and older and is expected to be completed in October 2027.
Project Overview: Southernside West Affordable Senior Housing
Southernside West is designed to deliver high-quality apartment homes to low- and moderate-income seniors in Greenville's rapidly evolving Southernside neighborhood. The development will serve households earning between 30% and 80% of area median income (AMI), with 10% of units reserved for individuals with disabilities.
Community amenities will include a community room, fitness center, free on-site parking, and bike racks, alongside modern in-unit features. The project is positioned to address a growing demand for affordable senior housing in a market experiencing significant population growth and limited comparable supply, according to HHAD.
"Southernside West is designed to provide high-quality, affordable housing that supports the health, independence, and well-being of Greenville's senior population," said Tanya Eastwood, President and CEO of HHAD. "This development represents not just new housing, but a meaningful investment in the future of the community."
Financing Structure
The financing for Southernside West draws on multiple public and private sources. CommunityWorks, a Greenville-based Community Development Financial Institution (CDFI), provided a loan for the project. Huntington National Bank is providing both a construction loan and federal tax credit equity. Permanent financing will be supported through a 9% Freddie Mac Forward loan arranged by JLL. The City of Greenville contributed to the project through a land donation.
Conversion to permanent financing is scheduled for April 2028, following an anticipated lease-up period through year-end 2027.
Development Partners
The Southernside West development team includes several regional and national firms. McMillan Pazdan Smith is serving as architect, Creative Builders as general contractor, and Thomas & Hutton as civil engineer.
"Partnerships are what make affordable housing a reality in our community, but it also takes vision, leadership and planning. All of these came together to bring us here today," said Deborah McKetty, interim President and CEO of the Greenville Housing Fund.
Part of a Broader Neighborhood Strategy
Southernside West is the second project resulting from HHAD and GHF's partnership in Greenville's Southernside market. The two organizations previously partnered on Southernside East, a 93-unit affordable community for residents aged 55 and older located a few blocks away, which broke ground in July 2025. Together, the two projects will deliver 147 affordable senior units in the Southernside neighborhood.
Completion of Southernside West is anticipated in October 2027, with lease-up expected through year-end and conversion to permanent financing projected for April 2028.
