Havas Health Expands Headquarters to 254,118 Square Feet at 200 Madison Avenue in Newmark-Advised Deal

Havas Health has signed a 254,118-square-foot headquarters expansion and lease extension at 200 Madison Avenue in Midtown Manhattan, committing to the Grand Central district office tower through at least 2041. The 15-year deal, announced Sept. 9, 2026, adds 64,657 square feet to the global communications group's existing footprint and spans five floors of the 750,000-square-foot building.
Newmark represented Havas Health in the transaction. David Falk, president of Newmark's New York Tri-State Region, and Jason Greenstein, executive managing director, led the tenant advisory assignment. Peter S. Duncan, president and chief executive officer of George Comfort & Sons, and Alexander Bermingham, head of NYC leasing, represented the ownership — a partnership of George Comfort & Sons, Loeb Partners Realty, and Jamestown.
A Nearly Three-Decade Commitment Deepened
Founded in 1835, Havas Health operates across more than 100 markets and has maintained its headquarters at 200 Madison Avenue for nearly three decades. The expansion brings the company's total leased footprint at the property to 254,118 square feet, up from approximately 189,461 square feet prior to the transaction.

About 200 Madison Avenue
Built in 1926, 200 Madison Avenue is a 26-story office tower located in Manhattan's Grand Central district. The property offers flexible floorplates and transit access to Grand Central Terminal, Herald Square, and Penn Station, as well as multiple subway and bus lines.
The ownership partnership has recently completed a renovation of the building's Madison Avenue entrance and lobby and is developing an 11,000-square-foot indoor-outdoor amenity center. The planned amenity space will include executive conference rooms, collaborative and event spaces, a lounge, and an outdoor sky garden. Asking rents for available office space in the building are in the range of $70 to $75 per square foot.
Midtown Leasing Momentum Provides Backdrop
The Havas Health transaction comes as Manhattan's office leasing market has sustained elevated activity. Year-to-date leasing across Manhattan reached 32.0 million square feet through August, following nine consecutive months of activity above 3.0 million square feet. Midtown accounts for 58.5% of active tenant requirements by square footage.
Midtown logged 15.8 million square feet of leasing activity in the first half of 2026, up approximately 20.9% year-over-year, marking the strongest first-half performance since before the pandemic. Available space across Manhattan fell to approximately 27.86 million square feet at the end of August — roughly 150,000 square feet above March 2020 levels — reflecting a near-full recovery in availability. Direct asking rents in Midtown have been running around $85 to $88 per square foot, with total availability in the submarket at approximately 12.7% to 12.8%.
The Havas Health deal illustrates a broader pattern of large, credit-quality tenants locking in long-term commitments in amenitized, transit-accessible Midtown buildings as availability tightens and rents stabilize. By expanding and extending now, Havas secures scale and term certainty while the ownership partnership reinforces the asset's leasing profile with a long-tenured anchor occupier.
