SEGRO Delivers 23,700-Square-Meter Logistics Hub at Bologna Interport
SEGRO announced Nov. 2 that it has built and delivered a logistics property of approximately 23,700 square meters, or about 255,000 square feet, within the Bologna Interport in Italy. The building was delivered to a world-leading international shipping company, and the delivery raises SEGRO's portfolio at the Bologna Interport to approximately 258,000 square meters.
Built-to-Suit Logistics Property at Bologna Interport
SEGRO developed the property on a built-to-suit basis, designing the new hub around the customer's specific needs. The firm said the building combines operational and technological efficiency with attention to the quality of space, and integrates solutions for the automated management of flows and goods to support sorting and handling activities.
The complex comprises a warehouse, an office building developed on three floors, and an access area with guardhouses for managing and controlling incoming and outgoing flows. The project was delivered in 2026 to a single occupier.
Sustainability and Driver Amenities
The property is equipped with an 800 kWp photovoltaic system, which SEGRO said can improve energy efficiency and help reduce operational carbon emissions. The outdoor spaces were developed under SEGRO's BiodiverCity program, which involves planting selected tree and shrub species to encourage the repopulation of fauna and creating green areas available to people.
The project also includes spaces designed for comfort and breaks for workers, as well as services dedicated to drivers. These include a relaxation area equipped with a kitchen and laundry.
Comment From SEGRO's Italy Managing Director
Luca Sorbara, Managing Director, Italy, at SEGRO, said in a statement: "SEGRO has designed this development specifically based on the operational needs of this major international shipping company, with spaces that enable the integration of technologies for the automation of flows and services dedicated to the people who work in the hub and those who visit it. This intervention is part of a total portfolio of over 1.5 million m2 in Italy, which has contributed to the national logistics sector, accompanying the demand for modern, efficient and sustainable spaces, with the aim of creating strategic logistics infrastructures capable of contributing to the economic growth of the country."
Italian Logistics Market Context
The delivery comes as Italian logistics demand remains strong. Investment in Italian logistics and industrial real estate reached €1.25 billion in the first half of 2026, up 50% year over year, and average transaction size rose to approximately 23,000 square meters from 18,000 square meters during 2022-25. Nearly 1 million square meters of new logistics space was completed in the same period, while national vacancy fell to approximately 4%.
Italian logistics take-up reached nearly 2.4 million square meters in the first nine months of 2026, including approximately 810,000 square meters in the third quarter, both reported as records for their respective periods. Prime areas continued to draw strong occupier demand and lower vacancy, while some secondary locations retained higher availability.
In Bologna, prime logistics rents stood at approximately €67 to €68 per square meter per year in mid- to late-2026, with one market report placing the figure at €73 per square meter per year. Prime logistics yields in Bologna were approximately 5.50%, compared with roughly 5.20% in Milan.
