H.I.G. Capital Expands London Real Estate Development Platform Above £1 Billion with Office-to-Residential Acquisition

H.I.G. Capital announced February 12, 2026, that an affiliate has acquired a third asset for its Central London Living Platform, bringing the joint venture portfolio to over £1 billion in gross development value and approximately 1,700 residential units across three schemes. The real estate acquisition was executed through a partnership with Hub Realty, a U.K. residential developer.

The newly acquired property comprises St Clare House, an existing office building, and Writers House, a Victorian warehouse, both located in the City of London. Financial terms of the real estate acquisition were not disclosed.

Office Real Estate Conversion to Residential Development

The two-building site will undergo real estate development to create a professionally managed residential scheme featuring sustainable design, amenities, and community space. The property benefits from immediate access to major transport nodes and employment centers in the City of London.

Following redevelopment, the scheme will deliver a living-focused development with strong environmental, social, and governance credentials.

Platform Expansion and Strategy

H.I.G. Capital, which manages $74 billion in capital under management, has assembled a three-asset platform focused exclusively on central London residential development. The portfolio includes the newly acquired City of London site, Finsgate House in Old Street, and a 1.2-acre site in Elephant and Castle. Planning applications have been submitted for the Old Street and Elephant and Castle schemes.

The London residential market remains severely undersupplied and needs high-quality, institutional-grade units with modern, community-oriented amenities."

The platform strategy emphasizes properties with exceptional transport connectivity, proximity to major Central Business Districts, and direct access to employment and educational hubs. All three sites are positioned to serve London's workforce and student population.

Adaptive Reuse and Development Approach

The acquisition includes Writers House, a Victorian warehouse, which will be redeveloped alongside St Clare House into residential use.
