High Street Residential and Camden Property Trust Advance 400-Unit Multifamily Development in Durham, NC
High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, announced May 18 that it has partnered with Camden Property Trust to advance a planned 400-unit multifamily development in Durham, North Carolina, with a groundbreaking expected later this summer.
The project, situated on Hopson Road at the intersection with Keystone Park Drive, has been guided through key predevelopment milestones by HSR, including rezoning and site plan approvals with the City of Durham. Camden Property Trust will now lead the project into construction and assume long-term ownership of the community.
Predevelopment and Handoff
HSR managed the site through rezoning and site plan approvals before Camden Property Trust assumed the lead role for construction.
"HSR has been deeply engaged on this site for several years, and we are proud of the work done so far to entitle, design, and fully position this community to break ground," said Josh Dix, Principal with Trammell Crow Company in Raleigh. "Camden's long-term ownership approach and construction acumen make it the ideal organization to carry this project forward into its next phase."
Camden Property Trust's Will Smith, Vice President of Real Estate Investments, commented on the firm's plans for the community. "We appreciate the thorough groundwork HSR has completed to move this opportunity through entitlements and predevelopment," Smith said. "We look forward to delivering and owning a high-quality apartment community that complements the surrounding area and meets continued demand for housing options in the Triangle."
Location and Access
The Hopson Road site offers access to major employment centers and regional transportation corridors, including Interstate 40 and Interstate 540, according to the announcement. Additional project details, including unit mix and amenities, are expected to be disclosed as the development advances toward construction.
HSR's Broader Footprint in the Triangle
The Durham project is part of broader multifamily activity by HSR in the Raleigh-Durham area. The firm is currently underway with The Henley, a 370-unit garden-style community in Apex, North Carolina, located at 1213 Chapel Ridge Road. That project broke ground in early 2025 and is scheduled to deliver its first units in the fall of 2026.
HSR also recently delivered 400H, a 20-story, 365,000-square-foot mixed-use tower in downtown Raleigh. The project includes 150,000 square feet of Class A office space, 242 luxury apartments — which are 96% leased — and 16,000 square feet of ground-floor retail space.
Nationally, High Street Residential reports approximately 14,400 units in process or in its pipeline, and has completed approximately 18,500 units valued at nearly $5.7 billion over the past two decades. Parent company Trammell Crow Company, a wholly-owned subsidiary of CBRE Group, Inc., has developed or acquired 3,000 buildings valued at $90 billion spanning more than 700 million square feet. As of March 31, 2026, Trammell Crow Company reported nearly $30 billion of projects in process or in its pipeline across approximately 465 employees in 26 offices.
