High Street Residential and Haseko Break Ground on 281-Unit Mixed-Use Development in San Pedro, Los Angeles
High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, and joint venture partner Haseko North America, Inc. broke ground March 5 on Jules San Pedro, a 281-unit, eight-story mixed-use residential community in the San Pedro Waterfront Arts District of Los Angeles. The real estate development, located at 155 W. 6th Street at the gateway to the Port of Los Angeles, will include 1,276 square feet of ground-floor corner retail real estate and is targeted for completion in Q2 2028.
Project Overview and Real Estate Development Details
Situated on a 1.29-acre full city block, Jules San Pedro will offer a mix of studio, one-, and two-bedroom market-rate residences across eight stories, with 1.5 levels of below-grade parking. Designed by KFA Architecture and built by general contractor Westport Construction, the podium community's amenity program centers on a rooftop sky lounge and deck with harbor views. Additional amenities include a resort-style pool with landscaped courtyard, sauna and spa, clubhouse, indoor/outdoor fitness space, multiple barbecue areas, a pet spa, and a coworking lounge with conference rooms. The project will be Greenpoint Rated, incorporating EV charging stations and a rooftop net-metered solar photovoltaic system.
Construction financing has been fully secured for the project, according to the firms. No additional commercial real estate financing terms were disclosed.
Strategic Location and Market Context
Jules San Pedro is directly adjacent to Piazza Miramare and within walking distance of the Little Italy district's dining, retail, and fitness offerings. The development sits across the street from the $500 million West Harbor project, a 42-acre mixed-use entertainment destination. The neighborhood is also set to host Olympic sailing events during the 2028 Summer Olympics, a factor the developers noted in positioning the project's completion timeline.

HSR's Second San Pedro Development
Jules San Pedro marks High Street Residential's second real estate development in Downtown San Pedro. The firm's first project in the submarket, Vivo on Harbor, welcomed residents in February 2025.
