Industrial Realty Group Completes Renovation of 528,000-Square-Foot Santiam Industrial Center in Stayton, Oregon
Industrial Realty Group (IRG) announced July 7, 2026, the completion of a multi-million-dollar renovation program at Santiam Industrial Center, a more than 528,000-square-foot industrial campus located at 930 W. Washington Street in Stayton, Oregon. The project converts the former NORPAC food processing facility into a modern, multi-tenant industrial and manufacturing campus, with Capacity Commercial serving as the property's leasing broker.
Scope of Renovations at Santiam Industrial Center
The redevelopment program encompassed a broad range of physical improvements across the Stayton campus. According to IRG, work included new exterior paint and building façade enhancements, upgraded interior and exterior LED lighting, significant paving and site improvements, debris removal and extensive site clearing, modernized warehouse and production spaces, enhanced loading and truck circulation areas, landscaping and exterior beautification, preparation of flexible move-in-ready spaces, and relocation and updating of utilities.
The property offers heavy power, new docks and grade loading, and excess land suited for outdoor storage and operational needs. The campus also offers abundant parking, according to IRG's announcement.
"At IRG, we see tremendous potential in properties that have strong infrastructure and strategic locations," said Coby Holley, Executive Vice President with IRG. "The improvements at Santiam Industrial Center have created a modern industrial environment that can accommodate a broad range of users while preserving the site's important role as an employment center for the region."
Leasing Availability and Target Tenants
Santiam Industrial Center is now being marketed to a range of industrial users, including manufacturing, food production, cold storage, warehousing, and distribution tenants. Available spaces currently range from approximately 8,000 square feet to nearly 247,000 square feet, providing options for both expanding regional businesses and large-scale industrial occupiers.
Leasing is being handled by Capacity Commercial, with Mike Hale and Curt Arthur serving as the listing contacts. Hale noted the property's combination of large available blocks, existing infrastructure, and campus-ready condition as key differentiators in the current market.
"Santiam Industrial Center represents exactly the kind of opportunity companies are seeking today—large blocks of space, significant infrastructure, strategic location and a campus that is ready for occupancy," said Mike Hale, Principal with Capacity Commercial. "We believe tenants will be impressed by the transformation and the opportunities the property provides."
Location and Regional Context
Santiam Industrial Center is situated in Oregon's Willamette Valley, between Portland and Eugene. The property sits approximately two miles from Highway 22 and roughly 13 miles from Interstate 5, providing access to regional transportation networks.
IRG's Adaptive Reuse Strategy
The Santiam Industrial Center project reflects IRG's broader approach to commercial real estate. The firm operates a portfolio of more than 150 properties across 31 states encompassing over 100 million square feet of rentable space, and has built its business around the acquisition and redevelopment of underutilized industrial and commercial assets.
