Industrial Realty Group Signs Farren International to 275,000-SF Lease at Southington Business Park, Bringing Connecticut Campus to Full Occupancy
SOUTHINGTON, CT — Industrial Realty Group has signed Farren International to a 275,000-square-foot industrial lease at Southington Business Park, located at 75 Aircraft Road in Southington, Connecticut, the firm announced August 20, 2026. The transaction brings the 650,000-square-foot multi-tenant campus to full occupancy and stands as one of the largest industrial lease transactions in central Connecticut this year.
Deal Details and Tenant Profile
Farren International, a New Jersey-based transportation and logistics company specializing in heavy haul, specialized transportation, rigging, and warehousing services, will use the space to support its expanding operations. The lease covers 275,000 square feet within the main industrial building on the approximately 40-acre campus.
The property's configuration aligns closely with Farren International's operational requirements. Southington Business Park offers flexible industrial space with substantial loading infrastructure, available outdoor storage, and direct access to Interstate 84, providing regional connectivity to Hartford, New Haven, New York State, and western New England. The building's heavy floor loads and power capacity — originally engineered for aerospace manufacturing — are well suited to a tenant specializing in moving, storing, and rigging large, heavy industrial equipment.

A Former Aerospace Plant Repositioned Over Two Decades
Southington Business Park's history traces to 1942, when the facility was originally constructed for United Technologies Corporation's Pratt & Whitney division as an aircraft engine manufacturing plant. Industrial Realty Group acquired the property in 2001 for approximately $1.5 million and subsequently undertook a multi-million-dollar renovation to convert the single-user complex into a stabilized, multi-tenant industrial campus.
Over roughly two decades, Industrial Realty Group assembled a roster of tenants across the campus. Current occupants include Harvey Building Products, 3PL Logistics, and Paragon Medical, among others. The Farren International lease fills the last remaining large block of space — 275,000 square feet in the main building — pushing the campus to 100% occupancy.
Prior to the lease signing, the 275,000-square-foot block had been marketed at an asking rate of $6.50 per square foot NNN, with net expenses of approximately $1.47 per square foot including real estate taxes. The actual achieved lease rate was not publicly disclosed.
Adaptive Reuse as a Core Strategy
The Southington transaction illustrates Industrial Realty Group's broader approach to commercial real estate: acquiring underutilized or distressed heavy industrial properties, investing in repositioning, and stabilizing assets through multi-tenant leasing. The firm operates a portfolio of more than 150 properties across 31 states, encompassing over 100 million square feet of rentable space.
At Southington, the strategy involved purchasing a 650,000-square-foot single-user plant at a distressed price, modernizing and subdividing the facility, and gradually filling it with distribution, manufacturing, and logistics tenants. The Farren International lease represents the final large-block leasing event in that repositioning effort, converting what was once a single-tenant aerospace plant into a fully occupied, multi-tenant industrial campus.
The deal also reflects a broader trend in the industrial sector, where legacy aerospace and heavy manufacturing infrastructure is being repurposed for specialized logistics users. Farren International's planned use — logistics, warehousing, rigging, and heavy haul operations — draws directly on the site's original engineering characteristics, including its heavy floor capacity and robust building systems.
