Industrial Realty Group Tilts Walls on 612,000-Square-Foot Auburn Build-To-Suit for Fortune 25 Tenant

AUBURN, WAIndustrial Realty Group (IRG) announced June 23 that walls have been fully erected on a 612,000-square-foot build-to-suit industrial facility at Auburn 18 Business Park in Auburn, Washington, marking a construction milestone for the development.

The project is being developed for an unnamed Fortune 25 company on approximately 52 acres within the 129-acre business park. Completion is targeted for early 2027.

Project and Site Details

Auburn 18 Business Park is positioned between the Ports of Tacoma and Seattle, with access to Interstate 5 and dual rail service from BNSF and Union Pacific. The BNSF main switching yard is located immediately across the street from the site. The park's infrastructure includes heavy power, thick slab floors suited for manufacturing, surplus yard and parking areas.

IRG acquired the property from the U.S. General Services Administration in 2022. Since then, the developer has upgraded existing buildings, removed unusable structures, and created development-ready areas designed to accelerate speed to market. Beyond the 612,000-square-foot build-to-suit now under construction, the park currently offers more than 1 million square feet of space available for immediate lease, with the potential to develop up to 1.3 million square feet.

IRG's Repositioning Strategy

The Auburn 18 Business Park project is consistent with IRG's approach of acquiring legacy assets and repositioning them for industrial use. The company operates a portfolio of more than 150 properties across 31 states, encompassing over 100 million square feet of rentable space.

At Auburn, IRG's post-acquisition work has focused on selective demolition of unusable structures and improvements to existing buildings, creating development-ready pads. The park's existing rail connections and heavy power infrastructure are noted features of the site.
