James DeBuiser Joins Foundry Commercial to Launch Healthcare Capital Markets Practice

Foundry Commercial is launching a dedicated Healthcare Capital Markets practice, adding James DeBuiser and Joe Massa as Senior Vice Presidents to lead the new platform, the firm announced Sept. 16, 2026.

DeBuiser will be based in Southern California, while Massa will operate out of Nashville. Together, the two professionals bring more than $5 billion in combined healthcare transaction experience spanning 38 states, with a primary focus on outpatient medical office buildings.

Expanding the Investment Advisory Group

The new practice sits within Foundry Commercial's Investment Advisory Group and represents an extension of the firm's investment sales capabilities beyond its core Southeast and Texas markets. The bi-coastal structure — Nashville in the South and Southern California on the West Coast — is designed to support clients and sourcing relationships nationwide.

DeBuiser joins Foundry from Marcus & Millichap, where he most recently served as Senior Director of Investments. His background spans institutional investment sales and sale-leaseback transactions across markets nationwide. He holds a bachelor's degree in real estate and finance from Sacramento State University.

Massa brings nearly two decades of investment sales experience, including senior leadership roles with Colliers' Healthcare Investment Sales Group and Institutional Property Advisors. He holds a bachelor's degree in business from Indiana University's Kelley School of Business and carries both CCIM and SIOR designations.

Medical Office Fundamentals Drive the Timing

Foundry's entry into healthcare capital markets comes as medical office buildings continue to outperform the broader office sector on key metrics. National institutional-grade medical office vacancy stood at 5.5% in the second quarter of 2026, compared with 13.4% for conventional office. Occupancy across the top 50 U.S. markets reached 92.5% in the first quarter of 2026, with absorption totaling 3.8 million square feet — up 71% year over year.

The national development pipeline has also tightened considerably, with space under construction falling to 18.9 million square feet, down 10% year over year, and completions running 76% below the five-year quarterly average. That constrained supply, combined with demand driven by aging demographics and the ongoing migration of care to lower-cost outpatient settings, has kept investor interest in the sector active even as broader commercial real estate capital markets remain selective.

Cap rates for institutional-grade medical office assets are running around 7.1% nationally, with post-2000 properties in strong locations trading in the 6% range, reflecting continued pricing support for higher-quality product.

Nashville Expansion and a Broader Healthcare Ecosystem

The hire is part of a broader growth push in Nashville, where Foundry Commercial has added eight brokers over the past year. Chris Neese, Nashville Market Leader for Foundry Commercial, framed the new practice as a natural next step for the firm.

The new capital markets practice also connects to Foundry Commercial's existing healthcare-related platform. The firm operates senior living communities through affiliated company Allegro Living and has a growing senior living development business, positioning the Healthcare Capital Markets practice as one component of a broader healthcare real estate strategy rather than a standalone specialty.

Market Outlook

The launch positions Foundry Commercial to compete for advisory mandates in a sector that continues to attract both institutional and private capital. With rent growth in the medical office segment projected to continue at roughly 2–3% annually on the back of tight supply, and with absorption trends running well ahead of prior-year levels, the firm is entering the space as fundamentals remain supportive.
