J.G. Petrucci Company Reaches Full Occupancy at Warminster Industrial Facility With Lowe Rental Inc. and Innotech Laser Leases

J.G. Petrucci Company has reached full occupancy at its 112,500-square-foot industrial facility at 539 Jacksonville Road in Warminster, Pennsylvania, after signing two new tenants — Lowe Rental Inc. and Innotech Laser — to fill the building's remaining vacant units. Roddy, Inc. brokered both leases.
Two New Tenants Complete the Lease-Up
Lowe Rental Inc. will occupy a 48,500-square-foot unit at the property. The company supplies and rents commercial refrigeration, cold rooms, and catering equipment for retail stores, food service operations, and large-scale events. The Warminster location marks Lowe Rental Inc.'s entry into the Northeast, adding to existing facilities in Peachtree City, Georgia, and Fort Worth, Texas. Sean Durkin of Roddy, Inc. facilitated the transaction.
Innotech Laser will lease the remaining 17,000-square-foot unit, relocating from its previous facility at 375 Nina Way in Warminster. The company specializes in precision laser marking, laser etching, laser engraving, laser cutting, part printing services, and laser machine sales. Frank Roddy of Roddy, Inc. facilitated that transaction.
The building is also home to Habitat for Humanity of Bucks County, which was already in occupancy prior to the two new signings. Together, the three tenants bring 539 Jacksonville Road to 100% occupancy.

Achieving full occupancy in that environment represents an outperformance relative to submarket averages.
Lowe Rental Inc.'s selection of an infill Warminster location rather than newer Class A bulk distribution space reflects a pattern among equipment-intensive, logistics-adjacent users that prioritize proximity to population centers and lower overall occupancy costs. Innotech Laser's relocation within the same township is consistent with advanced manufacturing and light industrial tenants that seek improved facilities while retaining access to an existing workforce.
