Dunn Isaacson Rhee Signs 11,167-SF Lease at Silverstein Properties' 7 World Trade Center

Washington D.C.-based law firm Dunn Isaacson Rhee is establishing a New York City presence after signing an 11,167-square-foot lease on the 34th floor of 7 World Trade Center, landlord and developer Silverstein Properties announced. The firm, which specializes in high-stakes trials, investigations and crisis management, will relocate from 11 Park Place, also in the Financial District.

The lease covers 11,167 square feet on the 34th floor of the 52-story, 1.7-million-square-foot tower at 250 Greenwich Street. The lease term was not disclosed. Asking rents at 7 World Trade Center range from $100 to $150 per square foot, a level that places the deal well above the broader Downtown Manhattan Class A average, which stood at approximately $63.60 per square foot as of mid-2026.
Lisa Ann Pollakowski, Cory Gahr and Richard Plehn of Lee & Associates represented Dunn Isaacson Rhee in the transaction. Silverstein Properties was represented in-house by Keith A. Cody, Gordon Hough and Harlan Strader, alongside CBRE's Mary Ann Tighe on the agency side.

Jeannie Rhee, managing partner of Dunn Isaacson Rhee, cited the building's location and design as key factors in the decision. "7 World Trade Center offers the ideal combination of thoughtful design, functionality, and a premier location in the heart of the Financial District and a stone's throw to the Southern District of New York courthouse," she said in a statement.
A Flight to Quality From 11 Park Place
Dunn Isaacson Rhee's move from 11 Park Place to 7 World Trade Center represents a shift from older Downtown office stock to one of Lower Manhattan's highest-priced trophy towers. The firm's stated emphasis on proximity to the Southern District of New York courthouse underscores the strategic nature of the relocation, as both addresses sit within the Financial District. The upgrade to a Class A tower designed by Skidmore, Owings & Merrill and opened in 2006 reflects a broader pattern of professional services firms trading conventional Financial District addresses for premium product with enhanced amenities and brand positioning.
7 World Trade Center: Building and Tenant Profile
7 World Trade Center spans 52 stories and approximately 1.7 million square feet. Designed by Skidmore, Owings & Merrill, the tower was completed in 2006 and is owned and managed by Silverstein Properties. Current tenants include credit reporting agency Moody's, global asset manager Capstone Investment Advisors and the New York Academy of Sciences. Dunn Isaacson Rhee will join that roster later this year, though a specific move-in date was not disclosed.
World Trade Center Rents Outpace Broader Downtown Market
The lease arrives as the World Trade Center complex continues to command a significant rent premium over the rest of Lower Manhattan. Average asking rents at the World Trade Center reached $110.35 per square foot in the fourth quarter of 2025, a 5.7% increase in a single quarter, making it the highest-priced submarket in Lower Manhattan. By comparison, the overall Downtown average asking rent stood at approximately $61.70 per square foot, with Downtown rents rising for six consecutive quarters including a 3.1% single-quarter jump in the first quarter of 2026.
At the building's cited asking rent range of $100 to $150 per square foot, the annual gross rent for Dunn Isaacson Rhee's 11,167-square-foot space would fall roughly between $1.23 million and $1.45 million per year at the lower and middle portions of that band, consistent with World Trade Center trophy pricing.
