JLL Arranges $23.5M Sale and $18.425M Intercredit Bank Financing for Promenades Port Charlotte Retail Center
JLL has arranged the $23.5 million sale and $18.425 million acquisition financing of Promenades Port Charlotte, a grocery-anchored retail center located at 3280 Tamiami Trail in Port Charlotte, Florida, the firm announced June 24, 2026.
JLL represented the seller in the transaction and also worked on behalf of the buyer, Corinthian Capital, LLC, to arrange acquisition financing through Intercredit Bank.
Property Overview: A Renovated Retail and Medical Hub
Promenades Port Charlotte sits on a 26.4-acre site at the signalized intersection of US-41 (Tamiami Trail) and Harbor Boulevard, a corridor that captures more than 59,000 vehicles per day. Originally built in 1976, the center underwent a comprehensive renovation in 2024 that included the conversion of a former Winn-Dixie anchor box into a new ALDI location.
Additional tenants at the time of sale include Bealls Outlet, YouFit Gym, and HCA Florida Fawcett Hospital medical offices. The property was 79.5% occupied at closing, leaving near-term lease-up potential for the new owner.
The center benefits from its proximity to two regional hospitals — HCA Florida Fawcett Hospital and AdventHealth Port Charlotte — which together employ more than 1,800 people and generate consistent daytime traffic to the corridor.
Market Context: Charlotte County's Growth Trajectory
Port Charlotte sits between Sarasota and Fort Myers along Florida's Gulf Coast, in a county that has recorded an 11% population increase since June 2023, adding approximately 11,000 new housing units in 20 months, according to the JLL announcement. Charlotte County's population is projected to exceed 255,000 residents by 2030, representing a 31% increase.
The property's immediate trade area encompasses more than 92,000 residents within five miles, with an average household income of $93,185.

JLL Capital Markets' Investment and Sales Advisory team on the transaction was led by Executive Managing Director Danny Finkle, Senior Director Jorge Portela, Vice President Kim Flores, and Analyst Jacob Wise. Directors Kenny Cutler and Paul Adams arranged the financing through Intercredit Bank.

"The property's combination of a secure income stream from creditworthy tenants, significant immediate leasing upside and future development potential made it an exceptionally attractive acquisition for Corinthian Capital."
