JLL Capital Markets has arranged a $44.2 million refinancing for Hamilton Logistics Center, a 474,600-square-foot Class A industrial asset located at 8080 West 1400 North in Salt Lake City, Utah, the firm announced June 11, 2026.

JLL worked on behalf of the borrowers — Hamilton Capital and Bow River Capital — to secure a floating-rate, five-year loan through a national insurance company.

Property Details: Class A Industrial and Logistics Facility

Completed in 2023, Hamilton Logistics Center is a cross-dock industrial facility situated on a 33.41-acre site in Salt Lake City's Northwest Quadrant. The facility features 36-foot clear heights, 56 dock-high doors, two drive-in doors, and a 2,800-square-foot move-in-ready spec office. The site includes 244 parking stalls and 156 trailer stalls on paved, illuminated land.

The property is positioned approximately 10 minutes from Salt Lake City International Airport and offers direct connectivity to Interstate 80, Interstate 215, and Interstate 15. Its location near the Utah Inland Port Authority and Bangerter Highway provides multimodal access linking air cargo, interstate highways, and regional rail networks, according to JLL. The facility draws on a labor pool of more than 1.2 million residents across the Wasatch Front region.

Financing Structure

The refinancing was structured as a floating-rate, five-year loan originated by a national insurance company.

The JLL Capital Markets team was led by Senior Managing Director Chris Gandy and Analyst Jack Safford, with support from Managing Director Todd Torok.

"The Salt Lake City Northwest Quadrant continues to demonstrate robust fundamentals driven by the region's population growth and its role as a critical distribution hub for the western United States," Gandy said in a statement. "Hamilton Logistics Center represents best-in-class industrial product with immediate freeway access and modern specifications that meet the needs of tenants throughout the Wasatch Front."

Salt Lake City Industrial Real Estate Market Context

JLL has arranged other industrial transactions in the broader Salt Lake City market, including financing for Northpoint Innovation Park, a 94-acre industrial development near the airport, and a $43.3 million construction loan for a three-building industrial project totaling approximately 470,000 square feet in the West Valley submarket.
