JLL Arranges $57M Refinance for Sofitel Philadelphia at Rittenhouse Square Through Simmons Bank

PHILADELPHIA, Aug. 25, 2026JLL's Hotels & Hospitality group has arranged a $57 million refinance for the Sofitel Philadelphia at Rittenhouse Square, a 306-key luxury hotel located at 120 S. 17th St. in Center City Philadelphia. Simmons Bank provided the loan on behalf of a joint venture that includes Clearview Hotel Capital as sponsor.

Deal Structure and Parties

JLL worked on behalf of the borrowing joint venture to secure the financing from Simmons Bank, a Mid-South regional bank and wholly owned subsidiary of Simmons First National Corporation. The refinance replaces acquisition financing put in place in August 2022, when a joint venture of Oaktree Capital Management and Clearview Hotel Capital acquired the 306-room property from Pebblebrook Hotel Trust for $80 million. That earlier loan, also arranged by JLL, totaled approximately $56.3 million and was provided by Square Mile Capital. The new $57 million loan from Simmons Bank is roughly in line with the prior debt amount, reflecting stable underwritten value on the asset.

Clearview Hotel Capital, founded in 2007, is a privately held real estate investment and advisory firm and the sponsor of Clearview Hospitality Fund I, its first commingled closed-end fund, through which the Sofitel Philadelphia investment was made. Since inception, Clearview has invested in 71 hotels aggregating more than $2 billion in value and approximately 18,000 rooms, with a strategy focused on high-barrier-to-entry and high-growth U.S. markets.

Simmons Bank operates more than 220 branches across Arkansas, Kansas, Missouri, Oklahoma, Tennessee and Texas. Founded in 1903, the bank has paid cash dividends to shareholders for 116 consecutive years. Newsweek recognized Simmons Bank as one of America's Best Regional Banks and Credit Unions 2026, and Forbes named it one of America's Best-In-State Companies 2026.

Property Overview: A Converted Modernist Landmark

The Sofitel Philadelphia at Rittenhouse Square occupies a 13-story modernist building originally constructed in 1966 as the Philadelphia Stock Exchange. The property was converted into a hotel in 2000, becoming the first new Sofitel developed by Accor in North America in more than a decade at that time. It remains the only Accor-branded property in Philadelphia.

The hotel's 306 guestrooms average 421 square feet, with 68 suites comprising 22 percent of total room inventory. Guestrooms feature Parisian-inspired interiors with marble bathrooms, glass-enclosed showers, separate soaking tubs and Lanvin amenities. The property offers more than 16,000 square feet of meeting and event space across two dedicated floors, anchored by the 4,636-square-foot Paris Ballroom, which accommodates up to 300 banquet guests.

Food and beverage operations include Liberté Restobar, a recently rebranded concept helmed by James Beard Award semifinalist Executive Chef Sylva Senat, who incorporates herbs and honey from the hotel's rooftop garden. The property also houses Chez Colette, a ground-floor French brasserie serving breakfast daily and Sunday brunch.

The hotel is managed by Accor, which operates more than 5,700 properties across 110 countries. Guests have access to the ALL loyalty platform, which counts more than 100 million members worldwide. Condé Nast Traveler recognized the property as one of the 50 Best Hotels in the World in its 2024 Readers' Choice Awards.

Capital Investment and Renovation History

The property has received $26 million in capital investment since 2011. Prior ownership completed a $10 million comprehensive guestroom renovation in 2019. Since the current joint venture's acquisition in August 2022, an additional $6 million has been invested, including a complete transformation of the hotel's meeting spaces completed in April 2023 and lobby and bar renovations completed in May 2024. The refinance follows the completion and stabilization of these improvements, allowing ownership to secure permanent debt on a fully renovated asset.

Philadelphia Market Context

The Sofitel Philadelphia is situated in the Rittenhouse Square district, within walking distance of the University of Pennsylvania, Drexel University, Penn Medicine, Jefferson Health and the Pennsylvania Convention Center. The property is approximately three miles from the South Philadelphia Sports Complex — home to Lincoln Financial Field, Citizens Bank Park and Xfinity Mobile Arena — and roughly eight miles from Philadelphia International Airport.

Philadelphia's hotel market has shown steady recovery in recent years. Citywide occupancy reached 66.6 percent in 2024, up from 62.7 percent in 2023, with average daily rate and RevPAR each rising approximately 6 percent year-over-year. By 2024, Philadelphia RevPAR had exceeded pre-pandemic levels, supported by stronger convention business and international tourism. In 2025, occupancy held at 66.2 percent with an ADR of $215 and RevPAR of approximately $142, reflecting a mature recovery phase with demand and supply each moving within roughly one percent year-over-year. New supply in the market remains constrained, with only approximately two hotels totaling around 210 rooms in the local pipeline, representing roughly 0.3 percent inventory growth.
