Braemar Hotels & Resorts Refinances Ritz-Carlton Lake Tahoe With $60 Million Loan
Braemar Hotels & Resorts Inc. (NYSE: BHR) announced Nov. 3 that it has refinanced the mortgage loan on the 170-room Ritz-Carlton Lake Tahoe in Truckee, California, replacing an existing $43.4 million balance with a new $60.0 million loan at a lower interest rate spread.
The new loan has a three-year initial term with two one-year extension options and a floating interest rate of SOFR plus 2.65%. An additional $15.0 million is available to be drawn in the future, subject to certain conditions. With the transaction complete, Braemar said its next hard debt maturity is not until December 2028.
Braemar Hotels & Resorts Refinancing Terms
The prior mortgage carried a floating interest rate of SOFR plus 3.25% and a final maturity date in January 2027. The new loan's spread of 2.65% represents a reduction of 60 basis points. On the refinanced $43.4 million balance, that reduction equates to approximately $260,000 in annualized interest savings, before accounting for changes in SOFR, fees, future draws or the larger $60 million commitment.
The new loan exceeds the prior outstanding balance by roughly $16.6 million. If the full $15.0 million of future availability were drawn, total financing would reach $75 million. The $60 million loan equates to approximately $353,000 per room, rising to about $441,000 per room including the full future availability. Those figures are financing ratios and do not measure the property's value.
"We are pleased with the execution of this refinancing, which extends the debt maturity on one of our premier luxury assets and capitalizes on tighter interest rate spreads in the market," said Richard J. Stockton, President and Chief Executive Officer of Braemar.
Ritz-Carlton Lake Tahoe in Truckee, California
The Ritz-Carlton, Lake Tahoe is a 170-room luxury resort at 13031 Ritz-Carlton Highlands Court in Truckee, California 96161. It is part of Braemar's portfolio, which the company describes as luxury hotels and resorts across the United States and the U.S. territories in the Caribbean. Braemar is a real estate investment trust focused on the luxury hotel and resort sector.
Maturity Management at the Property
The refinancing follows a near-term maturity extension on the Tahoe mortgage. In June, Braemar extended the property's then-$43.4 million mortgage from July 15 to Oct. 15, 2026, with an additional three-month extension option, while keeping pricing at SOFR plus 3.25%. The new multiyear facility replaces that short-term arrangement.
Braemar's prior disclosure also noted challenging snow conditions during the quarter in which it discussed the Tahoe mortgage extension. The longer maturity reduces the need to refinance during a potentially weak operating period at the seasonal mountain resort.
Broader Balance-Sheet Activity at Braemar
The Tahoe transaction fits a broader effort by Braemar to refinance debt and extend maturities. As of June 30, 2026, the company reported approximately $745.9 million of indebtedness, net debt equal to 43.5% of gross assets and a blended average interest rate of 6.82%, with its loans effectively all floating-rate.
In an October portfolio update, Braemar said targeted refinancing transactions over the following three to six months were expected to reduce weighted-average interest rates by more than 150 basis points, generate approximately $4.8 million to $5.5 million of 2027 interest savings and extend maturities. The 60-basis-point spread reduction on the Tahoe loan is smaller than that portfolio-level target.
The company has also reshaped its portfolio through sales. Braemar sold The Ritz-Carlton Sarasota, Hotel Yountville and Bardessono Hotel & Spa for approximately $432.7 million in cash net of transaction costs, using about $232.8 million to repay a mortgage partially secured by those assets.
On operations, Braemar reported that September 2026 next-12-month revenue pace was approximately 25% above the prior year, driven by an approximately 27% increase in average daily rate, while on-the-books occupancy was modestly below the prior year.
Market Context
The refinancing provides increased proceeds and a tighter spread on a luxury resort asset ahead of its scheduled maturity. The transaction is a debt financing and does not establish a valuation or capitalization rate for the property.
