JLL Arranges AEW Acquisition of 375,801-SF Manatee County Logistics Center from Imminent Ventures and Barron Collier Companies
AEW has acquired Manatee County Logistics Center, a two-building, 375,801-square-foot Class A light industrial park in Manatee County, Florida, JLL Capital Markets announced July 10, 2026. JLL represented the sellers — a partnership between Imminent Ventures | Development and The Collier Companies — in the transaction. AEW acquired the asset on behalf of a separate account client. Financial terms were not disclosed.
Asset Overview: Class A Industrial in Tampa Bay's Logistics Corridor
Delivered in 2024, Manatee County Logistics Center comprises two Class A industrial buildings situated along U.S. Route 301 with direct frontage and immediate access to Interstate 75, positioning it for regional and last-mile distribution across the Tampa Bay area and Southwest Florida.
The park features 220-foot building depths across 16 divisible bays. Suite sizes range from approximately 24,000 square feet to 188,000 square feet, offering flexibility for a range of industrial users. The property sits within 25 minutes of Sarasota-Bradenton International Airport, 45 minutes from Tampa International Airport, and 25 minutes from Port Manatee.
According to JLL, the location provides access to approximately 4.9 million people within a 90-minute drive, spanning three of the nation's fastest-growing metropolitan areas: Tampa, Sarasota-Bradenton, and Cape Coral-Fort Myers.
Occupancy and Tenant Mix Drive Value-Add Thesis
At the time of sale, the property was 75% leased to a diversified tenant base spanning specialty vehicle manufacturing, wholesale distribution, and commercial building materials, leaving approximately 95,271 square feet of available space. JLL described the deal as combining stable cash flow from an investment-grade-backed anchor tenant with upside potential through lease-up of the remaining vacancy.

Sellers: Imminent Ventures and Barron Collier Companies
The transaction represents an exit for the development partnership of Imminent Ventures | Development and Barron Collier Companies. Barron Collier Companies is one of Florida's largest diversified companies, with roots tracing back more than a century to Collier County founder Barron G. Collier, and pursues enterprises in agriculture, land development, and mineral management across Southwest Florida.
AEW's Acquisition
AEW Capital Management, which manages approximately $85.5 billion in real estate assets across private equity, debt, and listed securities as of March 31, 2026, acquired the asset on behalf of a separate account client. The firm, ranked among the world's largest real estate investment advisors, has offices in Boston, Los Angeles, Denver, London, Paris, Hong Kong, Seoul, Singapore, Sydney, and Tokyo, as well as additional offices in eight European cities.
The value-add lease-up opportunity presented by the remaining 95,271 square feet of vacancy provides a path to increasing returns as the submarket continues to absorb new supply.
