JLL Arranges Construction Financing and JV Equity for 111,923 SF Industrial Real Estate Development in North Fort Worth

JLL Capital Markets announced May 4, 2026, that it arranged construction financing and joint venture equity for Signature 35, a 111,923-square-foot Class A industrial real estate development in the Alliance submarket of North Fort Worth, Texas.

JLL worked on behalf of the developers — Indco Partners and Holley Development Company — to secure a construction loan through Simmons Bank. Separately, JLL arranged an equity investment from an undisclosed family office to capitalize the project. Financial terms were not disclosed.

Industrial Real Estate Project Details

Signature 35 broke ground on April 20, 2026, and is scheduled to deliver in the first quarter of 2027. The facility is situated on 16.2 acres just south of Highway 114, with direct frontage and access to Interstate 35W, offering visibility to more than 130,000 vehicles per day.

The building features 32-foot clear heights, 36 dock doors, a 122-foot truck court depth and two oversized ramped doors. The property also includes 5.19 acres of secured outdoor storage — a configuration the developers say addresses rising tenant demand for industrial outdoor storage space in a submarket reporting vacancy below 3%.

The development offers four points of ingress and egress and 158 surface parking spaces. It is positioned 18.5 miles from downtown Fort Worth and 19.5 miles from Dallas Fort Worth International Airport.

Alliance Submarket Context

The Alliance corridor is an established industrial hub anchored by Fort Worth Alliance Airport. According to the press release, the submarket's vacancy rate has remained below 3%, reflecting sustained demand for mid-size industrial product in the 50,000- to 110,000-square-foot range.

The combination of Interstate 35W freeway exposure and a five-acre laydown yard addresses two features the developers describe as increasingly sought by institutional tenants: brand visibility and outdoor storage capacity for equipment, fleet parking and material staging. The press release notes that the Alliance submarket faces a supply constraint in the product tier Signature 35 targets.

Commercial Real Estate Financing and Joint Venture Structure

The commercial real estate financing was led by the JLL Capital Markets team of Jarrod McCabe, Brennan Fewin and Ben Pollack. Simmons Bank, a wholly owned subsidiary of Simmons First National Corporation (NASDAQ: SFNC), provided the construction debt. The bank operates more than 220 branches across Arkansas, Kansas, Missouri, Oklahoma, Tennessee and Texas.

The equity investment came from an undisclosed family office. The joint venture structure pairs two Dallas–Fort Worth-based development firms, both founded in 2024, as co-general partners on the project.

Indco Partners was founded by Michael Flowers, who brings more than 15 years of industrial real estate experience, including senior roles at Prologis, Stream Realty Partners and Jackson Shaw. Signature 35 represents the firm's first development project.

Holley Development Company was founded by Stephen Holley, who previously launched the speculative industrial division at Stillwater Capital, where he sourced more than 200 acres for approximately 3.0 million square feet of industrial development across Dallas–Fort Worth and Austin over a four-year period. The 16.2-acre landholding at Signature 35 represents Holley Development Company's second acquisition and its first ground-up development.

JLL's Capital Markets group operates globally with more than 3,000 specialists across offices in nearly 50 countries. The firm has arranged several other industrial real estate transactions in Texas in recent months, including construction financing for a 483,000-square-foot industrial business park in Sunnyvale, Texas, and the sale of a 271,689-square-foot industrial campus in Cedar Park, Texas.

Signature 35 is expected to deliver in the first quarter of 2027.
