JLL Arranges Dalfen Industrial's Acquisition of 419,253-SF Broward Logistics Portfolio in South Florida

MIAMI — JLL Capital Markets announced June 24 that it arranged the sale of the Broward Logistics Portfolio, a nine-property industrial portfolio totaling 419,253 square feet spread across three submarkets in Broward County, Florida. Dalfen Industrial acquired the portfolio from an unspecified seller, with JLL representing the seller in the transaction.

The deal contributes to Broward County's industrial transaction volume surpassing $1 billion for 2026, according to JLL, underscoring continued investor demand for industrial product in South Florida.

Portfolio Overview: Nine Properties Across Three Broward Submarkets

The Broward Logistics Portfolio comprises nine industrial buildings constructed between 1978 and 1996, currently 83 percent occupied across nine tenants representing industries including aerospace, logistics, shipping, elevators and construction. The properties are distributed across Central Broward, Northeast Broward and Southwest Broward submarkets.

The buildings feature an average clear height of 22 feet, approximately 15 percent office finish on average, and varied loading configurations including dock-high doors, drive-in doors and van-high access. Select properties also offer outdoor storage capabilities. JLL noted that the portfolio has benefited from more than $2.7 million in recent capital improvements, including roof replacements, parking lot repairs, exterior painting, lighting upgrades and HVAC enhancements.

Transportation access is a central feature of the portfolio's positioning. Properties in Central Broward are located within three minutes of Commercial Boulevard and five minutes of Florida's Turnpike. Northeast Broward assets offer eight-minute access to Interstate 95, while Southwest Broward locations sit within six minutes of both Interstate 75 and Griffin Road. According to JLL, this positioning enables tenants to reach 97 percent of the South Florida metropolitan area within a 90-minute drive — a region that accounts for approximately 28 percent of Florida's total population.

The JLL Capital Markets Investment Sales and Advisory team that led the assignment included Senior Managing Directors Luis Castillo, Managing Director Cody Brais, Associate Taylor Osborne and Analyst David Orta Jr.

"This portfolio represented a rare opportunity to acquire critical mass in one of the nation's best-performing industrial markets with exceptionally high barriers to entry," Brais said in a statement. "With Broward County maintaining the tightest vacancy rate in Florida and virtually zero competitive supply on the horizon, Dalfen has positioned themselves to capitalize on continued rent appreciation in a market that has demonstrated remarkable resilience and growth."

Financial terms of the transaction, including sale price, price per square foot and capitalization rate, were not disclosed.

According to JLL, Broward County's industrial vacancy rate has remained among the tightest in Florida, with minimal new competitive supply expected in the near term. The $1 billion transaction volume milestone for 2026 reflects continued investor demand for South Florida industrial assets.

The portfolio's nine tenants span aerospace, logistics, shipping, elevator services and construction — industries that JLL characterizes as representing diverse demand for infill industrial space.
