JLL Arranges Sale of 238,000 SF Industrial Real Estate Facility in Wilmington, MA
JLL Capital Markets has arranged the sale of 800 Salem Street, a newly constructed, fully leased Class A industrial logistics facility totaling 237,880 square feet in Wilmington, Massachusetts, the firm announced April 29, 2026. JLL represented the seller — a partnership between Camber Development and Wheelock Street Capital — and also arranged acquisition financing for the buyer, securing a fixed-rate, 10-year loan.
Property Details
The facility at 800 Salem Street was built in 2025 and is fully leased on a long-term basis to a single tenant operating a specialized same-day delivery fulfillment center. The property is situated directly off Interstate 93, approximately 18 miles from downtown Boston, in one of Greater Boston's most active industrial submarkets. Financial terms of the transaction, including sale price and loan amount, were not disclosed.
The all-electric facility features 36-foot clear heights, ESFR sprinkler systems, LED lighting throughout, and 5,000-amp electrical capacity. The building spans 265 feet deep by 943 feet along its south face, with 54-foot by 51-foot column spacing and 60-foot speed bays. The property includes 47 dock-high loading positions, two drive-in doors, 33 trailer parking spaces, a 130-foot truck court, and 332 car parking spaces. Approximately 8,200 square feet of office space is also included within the facility.
Seller and Development Background
The selling partnership comprised Camber Development, a Boston-based industrial real estate investor and operator focused on the advanced manufacturing, logistics, and life science sectors, and Wheelock Street Capital, a private equity real estate firm that has raised approximately $6 billion in capital commitments since its founding in 2008.

Since its founding in November 2020, Camber Development has acquired approximately 3 million square feet of real estate, including 530,000 square feet of ground-up development. Wheelock Street Capital was formed by Rick Kleeman and Jonathan Paul and is currently raising its eighth value-added fund, Wheelock Street Real Estate Fund VIII, alongside its perpetual life core-plus vehicle, Wheelock Street Long Term Value Fund.

Greater Boston Industrial Market Conditions
According to Restivo, the regional construction pipeline has reached its lowest level since mid-2021, with more than 83% of space currently under construction already preleased. Large-block industrial availability within the I-495 corridor has grown increasingly limited, according to his comments. The Wilmington submarket benefits from direct highway access via I-93.
