JLL Arranges Sale of 344-Unit Seniors Housing Portfolio for Bain Capital and Capitol Seniors Housing in Chicago and Philadelphia Markets
CHICAGO, July 6, 2026 — JLL Capital Markets has completed the sale of a four-property seniors housing portfolio totaling 344 units across premier suburban markets in the Chicago and Philadelphia metropolitan areas, the firm announced. The seller was a joint venture between Bain Capital and Capitol Seniors Housing.
JLL's National Seniors Housing Capital Markets team represented the seller in the transaction. The team was led by Senior Managing Directors Jay Wagner, Rick Swartz and Aaron Rosenzweig, along with Senior Director Jim Dooley.
Portfolio Overview: Assisted Living and Memory Care in Affluent Suburbs
The portfolio consists of four properties developed by Capitol Seniors Housing between 2019 and 2023. Two assets are located in the Philadelphia area — one in Pennsylvania and one in New Jersey — while the remaining two are situated in the North Shore suburbs of Chicago. All four communities offer assisted living and memory care services in three-story buildings and feature luxury amenity packages, outdoor green spaces, daily activities and social programming.
According to JLL, the communities are positioned in densely populated, affluent markets within the Chicago and Philadelphia metropolitan statistical areas, which the firm described as home to a significant base of senior residents.
Seller Background: Bain Capital and Capitol Seniors Housing
The seller joint venture brings together Bain Capital and Capitol Seniors Housing. Bain Capital, founded in 1984, is a global private investment firm with approximately $225 billion in assets under management. The firm invests across private equity, growth and venture, credit and capital markets, and real assets strategies through 24 offices on four continents.
Capitol Seniors Housing, based in Washington, D.C., is a private equity-backed real estate acquisition, development and investment management firm founded in 2003. The firm has acquired or developed more than 120 senior housing communities and deployed over $2.5 billion of investment capital to date.
JLL's Role and Capital Markets Platform
JLL's Capital Markets group, which the firm describes as a full-service global provider of capital solutions for real estate investors and occupiers, fielded the assignment through its dedicated National Seniors Housing Capital Markets team. JLL's Capital Markets platform includes more than 3,000 specialists in offices across nearly 50 countries.

Financial terms of the transaction, including sale price and per-unit pricing, were not disclosed.
