JLL Closes Sale of 757,325-Square-Foot Park 845 Crossing Industrial Portfolio in North Houston for Equus Capital Partners
JLL has closed the sale of Park 845 Crossing, a 757,325-square-foot, five-building Class A industrial portfolio located at 11710 North Freeway in Houston's North Houston submarket. JLL represented the seller, an affiliate of Equus Capital Partners, Ltd., in the transaction. INDUS Realty Trust acquired the asset.
The deal was announced Aug. 19, 2026. Financial terms were not disclosed.
Portfolio Overview: Five Buildings, 99% Occupancy
Park 845 Crossing comprises five concrete tilt-wall industrial buildings developed between 2008 and 2014, situated on 38.9 acres at the interchange of Interstate 45 and Beltway 8. The buildings range in size from approximately 54,000 to 245,000 square feet and feature clear heights of 18 to 30 feet. The portfolio offers a mix of rear-load and cross-dock configurations suited to a range of distribution and logistics users.
At the time of sale, the portfolio was 99% leased to 11 tenants spanning foodservice distribution, tire manufacturing and distribution, HVAC wholesale, third-party logistics, and airfreight services. The weighted average lease term at marketing stood at approximately 5.0 years, with roughly 30% of the rent roll scheduled to expire within four years and an estimated 15% or more of mark-to-market upside embedded in the leases.
The occupancy figure represents a significant turnaround from the portfolio's condition when an Equus Capital Partners affiliate acquired it in 2021, at which point the park was approximately 62% leased. During its hold, Equus executed a lease-up to near-full occupancy and rebranded the asset as Park 845 Crossing.
Strategic Location Within the Texas Triangle
The portfolio's position at the convergence of Interstate 45 and Beltway 8 provides direct highway access throughout the greater Houston metropolitan area and connects the asset to the broader Texas Triangle logistics network, which links the state's four largest metropolitan areas.
George Bush Intercontinental Airport, a 24/7 global air cargo hub that handles more than 564,000 metric tons of freight annually, is less than seven miles from the property. The Hardy Toll Road is accessible within two miles. Downtown Houston is reachable in approximately 15 minutes, and The Woodlands employment corridor lies 10 to 17 miles to the north.
The North Houston submarket has consistently ranked among the nation's leading industrial markets for demand and occupancy growth, supported by Houston's population growth, large labor force, and role as a hub for goods movement and logistics.

The JLL Capital Markets team was led by Senior Managing Director Trent Agnew and Managing Director Charlie Strauss, along with Senior Director Lance Young, Associate Brooke Petzold, and Analyst Max Myers.

The 2026 transaction follows a prior trade of the same portfolio in June 2021, when JLL Capital Markets arranged the sale and $55 million in acquisition financing for an Equus Capital Partners affiliate purchasing the park from a joint venture between IDI Logistics and Heitman. That financing was structured as a three-year floating-rate acquisition loan.
