JLL Completes Sale and Acquisition Financing of 168-Unit Atria Newport Beach Senior Housing Community
JLL Capital Markets announced Nov. 4 that it arranged the sale and acquisition financing of Atria Newport Beach, a 168-unit seniors housing community at 393 Hospital Road in Newport Beach, California. An institutional investor purchased the community in partnership with the existing operator, Atria Senior Living, which will continue to operate the property.
JLL Represents Seller and Assists Buyer With Debt
JLL's Seniors Housing Capital Markets team represented the seller, an institutional investor, in the transaction. The firm also assisted the buyer in securing acquisition financing through a life insurance company. The team was led by Senior Managing Director Aaron Rosenzweig and Senior Director Dan Baker, the firm said.
Atria will continue to operate the community under its Atria Signature Collection brand. The property is also marketed by Atria as Atria Newport Plaza.
Property Details: Independent, Assisted and Memory Care
Atria Newport Beach comprises two buildings, completed in 2021 and 2023. The community has 168 units, including 126 independent living and assisted living units and 42 memory care units. JLL described the property as a trophy-level seniors housing community.
Residents have access to multiple dining options, a movie theater, fitness center, library, salon and spa, as well as on-site programming and services. The community has 195 beds, indicating that some units accommodate more than one resident. A March 2026 state inspection report showed 168 residents, equal to approximately 86.2% bed occupancy.
Senior Housing Transaction Volume Rebounds
The deal comes as senior housing transaction activity has recovered. NIC MAP reported $21.5 billion of trailing four-quarter senior housing transaction volume in the third quarter of 2026, up 42% year over year and the highest level in its transaction series, which dates to 2008.
Life insurance companies are a lender category generally associated with longer-term, lower-leverage real estate financing. In this transaction, one provided acquisition debt for a property that remains under its existing operator.
