MCR Property Group Acquires 427-Bed Snow Island Student Housing Scheme in Huddersfield

MCR Property Group has acquired Snow Island, a 427-bed purpose-built student accommodation (PBSA) scheme directly opposite the University of Huddersfield, taking its Flow Student platform beyond 9,000 beds nationally. The acquisition completed on 30 October 2026 and marks Flow Student's entry into Huddersfield, West Yorkshire.
MCR Property Group Acquisition Details
Snow Island sits on King's Mill Lane, around a three-minute walk from the University of Huddersfield's Queensgate campus. The property comprises 89 cluster flats and 427 ensuite bedrooms. Third-party market data references the scheme as a 434-bed property; the announced figure is 427.
MCR Property Group acquired the property with vacant possession. The scheme had been closed ahead of the sale.
Refurbishment and Relaunch Plans
MCR will complete a substantial refurbishment programme to bring all 427 beds back into use. Communal areas and 207 bedrooms have already been refurbished, with investment continuing across the remaining accommodation. Completion is targeted for February 2027.
The completed scheme will operate as a single Flow Student residence, combining refurbished accommodation, professional management and resident support with the brand's focus on providing good quality student accommodation at an affordable price point.
Nick Lake, Fund Director at MCR Property Group, said: "Snow Island is exactly the kind of opportunity Flow Student was built for. It gives us 427 beds on the University's doorstep, in a market where supply has reduced, with a clear opportunity to create value through investment and better operation."
Lake added: "We will complete the refurbishment properly and focus on the things students use every day. Flow Student is an affordable brand and we want to deliver a strong product at a sensible price. We also want to build a close relationship with the University of Huddersfield and make Snow Island a positive part of the wider university community."
Huddersfield Student Housing Supply and Demand
Dedicated student accommodation supply in Huddersfield has reduced in recent years. Storthes Hall Park, which previously accommodated around 1,300 students, has ceased operating as student accommodation, and Snow Island itself had also closed. MCR's market review identifies more than 13,000 students in the town against approximately 4,000 private PBSA beds, or roughly 3.25 students per private PBSA bed.
Independent market data presents a more conservative supply picture, recording 11 PBSA schemes and 3,019 known beds across nine schemes, alongside 20,030 University of Huddersfield students. On that basis, known PBSA provision equates to approximately 15.1 beds per 100 students. The difference from MCR's figures likely reflects varying definitions of private PBSA, student totals and which schemes are included in each dataset.
Returning 427 beds to the market would increase the independently recorded known stock by approximately 14.1%, from 3,019 to 3,446 beds, assuming the datasets are comparable. That would lift known provision to roughly 17.2 beds per 100 students.
"The investment case is straightforward, an established university, reduced supply and a well located asset currently outside the market," Lake said. "Our job is to bring those beds back, improve the product and make the asset perform."
Flow Student Expansion Toward 10,000 Beds
Snow Island follows a year of significant expansion for Flow Student across the UK. The platform passed 8,000 beds after MCR Property Group acquired Njoy Student Living's approximately 800-bed portfolio in Manchester and Leeds. MCR subsequently acquired two Preston schemes, Foundry Court and Trinity Student Village, adding 862 beds, followed by Sheffield assets adding 1,163 beds. A separate Preston transaction added 668 beds across two schemes. The Flow Student platform has been described as a £360 million platform.
MCR is now working towards 10,000 operational beds through further acquisitions, investment into existing residences and the repositioning of suitable assets already held within the wider group portfolio.
"Ten thousand beds is within reach, but growth has to remain disciplined," Lake said. "Snow Island fits that approach and we are proud to be investing in Huddersfield."
Market Context for UK Student Accommodation
The UK had approximately 755,000 PBSA beds in September 2026, while the publicly disclosed development pipeline stood at more than 176,714 beds at the end of June 2026, equivalent to potential stock growth of up to 23% if fully delivered. The pipeline was down from 193,948 beds reported in 2025.
The Snow Island transaction is structured as a value-add repositioning of a vacant asset, with the investment strategy centred on refurbishment, re-leasing and integration into the Flow Student operating platform.
